Flat roof surveys around Old Basing

Historic houses like The Vyne, about 3.3 miles north-west, show how far back building in the area around Old Basing goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. A number of Hampshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.

For site and facilities teams at buildings such as Old Basing Infant School, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks. For an older house near a landmark like Church of St Mary, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

How a flat roof survey works in Old Basing

Our Basic Survey, from £150, gives you a visual inspection with photos and written recommendations. For moisture detection and a structural check, the Standard Survey starts from £250. On a flat roof, moisture readings can help show whether water has got under the covering. Bigger commercial roofs are priced on their size and access. If you’ve noticed gaps at upstands and abutments and leaks around rooflights, a survey will tell you what’s going on, on mastic asphalt, GRP fibreglass and felt flat roofs alike.

In smaller places like Old Basing, flat roofs are mostly on extensions, garages, porches and dormers. They’re small, but a leak over a kitchen extension can do a lot of harm. What it is covered in, and how well it was laid, decides what it needs. Ponding, splits and lifting edges are the signs to look for from a window.

Every survey ends with a written report, with photographs, emailed to you. It sets out the condition of the flat roof, any defects and our written recommendations.

Landlord and commercial surveys in Old Basing

Businesses and commercial landlords can book us too, including offices, shops and units. Bigger roofs take more time.

We survey roofs for letting agents and landlords as well as homeowners. The report gives you a dated record of the flat roof, with photos, which helps you plan work between tenancies.

What we look for on each type of roof

GRP fibreglass

GRP can crack if the deck beneath flexes or if the resin was laid too thin. Our report notes cracks and any sign that the deck is flexing.

Mastic asphalt

Without seams, asphalt tends to fail through cracking and at its skirtings. Our report notes crazing, cracks and any likely entry points.

When you need someone else

It’s useful to know what a survey won’t do before booking:

  • Whether the deck or joists are strong enough
  • The condition of the deck or insulation hidden under the covering
  • Parts of the roof that are not safe to walk on or view

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we’ll tell you before you book. What a survey covers and does not.

Roofs we survey in Old Basing

  • Single-ply membranes
  • Mastic asphalt
  • Upstands and outlets
  • EPDM rubber
  • Felt flat roofs
  • GRP fibreglass

Common roof problems in Old Basing

Every flat roof covering has a working life. Around 15 to 20 years is common for felt, while EPDM often lasts 30 to 50 years and GRP up to about 30, though workmanship and upkeep make a big difference. We can tell you how your roof is doing, whatever its age.

Signs worth acting on include:

  • A sagging deck under the covering
  • Gaps at upstands and abutments
  • Outlets that hold water back
  • Loose or cracked edge trims

Shop and office owners around Festival Place may find that flat roofs over shops and units are easy to forget until water comes through a ceiling.

Before you book anyone

  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • What experience they bring
  • Is there a chance to talk the report through?
  • How they’ll see the roof: from ground level, the loft, the roof or by drone

Old Basing questions

Do you carry out roof surveys in Old Basing?

We do. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

How do I find out if my home in Old Basing is listed?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

Do you look for flat roof leaks?

Our survey looks across the whole roof, not only above the stain. Every split, lap, upstand, outlet and rooflight we can see is checked. Where nothing visible explains the leak, the report says what to try next.

Does the survey cover asbestos?

We don’t carry out asbestos surveys. Buildings built or refurbished before 2000 may contain asbestos, for example in cement roof sheets. Anything that might contain it is flagged, so a specialist asbestos surveyor can check before work starts.

Do you cover flat roofs on blocks of flats?

Yes. We survey flat roofs on offices, shops, industrial units and blocks of flats. Larger commercial roofs are quoted for their size and access, so please call 07833 053749 or send us an email with the details.

How many surveys have you done?

We have been surveying roofs for over 20 years and have completed over 5,000 surveys.

How long will you be at the property?

Time on site depends on the roof; most visits take between one and two hours at most homes, and longer for a large or complex roof. The report is sent afterwards by email.

What you can safely check yourself

Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

It helps to keep a record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry and it will help the survey.

What happens on the day

Every visit follows the same pattern: we hear what you’ve seen, look at the roof from every safe viewpoint, take photos as we go and record our findings for the written report. Most visits take about one to two hours on an ordinary house, while a commercial roof takes nearer three to four hours. Homes around Old Basing often have gardens on more than one side, which gives us room to step back and see the roof. Let us know if any side is fenced off or hard to reach. Inside, the loft is checked where it can be reached safely.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. We look at the roof from wherever it can safely be seen.
  3. Every part of the roof we can see is checked: covering, falls, upstands, outlets, trims and rooflights.
  4. Inside, we look for damp and staining under the roof where there’s access.
  5. You get a photo-illustrated written report and our recommendations.
