What a roof survey looks like in Lychpit

Some Hampshire villages still have thatched roofs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. The wider area around Lychpit has a long history of building, with The Vyne about 3 miles north-west. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

Take an older house close to Church of St Mary: old fixings, lead flashings and tall chimneys are typical of older roofs. Trees in and around Eastrop Park shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching.

Roof surveys for homes and businesses in Lychpit

The report is written for you, in plain language. Every issue comes with photos and a written recommendation, and we rank them by urgency where that helps. With the Standard Survey you also get moisture detection and a structural check. The Premium Survey goes further, with thermal imaging, a drone where it applies and a same-day report. Reports are sent by email. We survey ridges, hips and valleys, lead flashings and natural slate, and common reasons people get in touch are leaking gutter joints and downpipes and worn or blocked valleys.

Somewhere as small as Lychpit, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

What this survey can’t tell you

Before booking, it’s worth knowing what a survey won’t do:

  • Faults hidden behind ceilings or boarding
  • A full building survey of the property
  • Asbestos testing of any kind

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we’ll tell you. What our survey covers.

What we look at

  • Clay and concrete tiles
  • Flat roofs
  • Natural slate
  • Ridges, hips and valleys
  • The roof space
  • Lead flashings
  • Chimney stacks

Do you need a roof survey in Lychpit?

A blocked gutter does more harm than it looks. Leaves, moss and silt build up, the gutter overflows and water soaks the walls. Valley and parapet gutters can overflow inside the building.

A survey can pick up problems such as:

  • Worn or blocked valleys
  • Loose ridge or hip tiles
  • Standing water on a flat roof
  • Crumbling chimney pointing or cracked flaunching

Anyone responsible for a site like Old Basing Infant School will know that a written record of a large roof helps plan work for the holidays rather than in term time.

Questions to ask before booking

  • Whether VAT is added on top
  • Whether they hold professional indemnity and public liability insurance
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Whether the inside of the roof is included

What a roof survey includes

Before and after the survey

Nothing here needs a ladder. Our suggestions:

  • Move stored items away from the loft hatch
  • Photograph stains when they appear
  • Leave roof access to professionals
  • Include dormers, porches and garages when booking

The recommendations are prioritised by urgency where relevant. Some things need prompt attention, others can be planned for. It makes the next steps much clearer.

Keep the loft space ventilated. Condensation builds up when air can’t move, and it can wet timbers and insulation. Keep insulation clear of eaves vents.

Why get it checked now?

Leaks rarely show up straight away. Insulation, plaster and timber can all be damp before you see a stain. A survey can pick up the early signs from the loft. In a small place like Lychpit, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Our price is from £150, including VAT. What you pay depends on how big and how high the roof is, how it can be seen safely and the package you choose.

Lychpit: your questions answered

Is my home in Lychpit listed or in a conservation area?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Do you survey roofs for landlords with property near Basingstoke station?

Yes, that is a common request. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

Do you use drones?

Yes, where it is applicable. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We are a CAA-registered drone operator.

Are you insured?

Our cover is professional indemnity plus public liability.

Can you check whether my roof contains asbestos?

No. Asbestos was banned in UK construction in 1999, so older buildings may have it. We flag materials that could contain it, and recommends a specialist asbestos surveyor looks at them.

Can you survey a shared roof?

Yes, as long as access is agreed. Roofs over flats are often shared, so whoever owns or manages the building needs to agree access. We can only inspect what we’re given access to.

How soon is the report ready?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Each report includes photographs.

How the survey works

It helps to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. The visit normally takes an hour or two for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Cottages and farmhouses around Lychpit often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely, and anything we cannot see is noted.

  1. We start with the property details and any concerns.
  2. We agree a date, including weekends if that suits you.
  3. We look at the roof from every safe viewpoint outside.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. We email a photo-illustrated written report and recommendations.

Getting ready for the survey

  • Check pets are kept safely away
  • Clear the way to the loft hatch
  • For flats, check roof access has been agreed

What you can safely check yourself

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.
