Roof leak investigation in Inkpen: what you get

Leaks tend to begin where one part of a roof meets another. Flashings at chimneys and walls, valleys, gutters, parapets and flat roof upstands and outlets are the usual suspects. Each of these is checked in turn and we follow where the evidence leads. Every chimney, dormer and roof light adds more joints to check. We check all of them, from every safe viewpoint. If you are worried about a leak that comes and goes with the weather and wet patches on loft insulation, a survey will tell you what’s going on.

Roofs in small places like Inkpen frequently stand in the open, where storms hit ridges, verges and chimneys hardest. Once water gets into older walls, it takes a long time to dry, which makes finding the cause quickly worthwhile. A record with photographs is useful if you need to show the damage to anyone else.

Where we cannot see part of the leaking roof, the report says so. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

Should I look at the roof myself first?

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.

A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.

Tips from our surveys

Nothing here needs a ladder. A few suggestions:

  • Mention earlier attempts to fix the leak
  • Catch drips in a bucket and protect the floor
  • Clear the loft hatch so we can get in
  • Note the weather when the leak shows

The report gives whoever carries out the work a clear starting point. They’ll see exactly where the problem is, so the repair is aimed at the cause.

Have flashings and flat roofs looked at every few years. They’re where most leaks start, and catching wear early keeps water out.

How it works

Every visit follows the same pattern: we hear what you’ve seen, look at the roof from every safe viewpoint, photograph what we find and record our findings for the written report. It typically takes about 1–2 hours for a house, and more on a big or complicated roof. In a small place like Inkpen, access is typically the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. We start with your notes and photos of the leak.
  2. We examine the damp area and the rooms near it.
  3. From the loft space, we trace the water’s route where there’s safe access.
  4. We inspect the likely entry points outside, from the ground, windows and the roof where safe.
  5. We email a written report showing where the water most likely gets in.

Wind, rain and roofs in Inkpen

Stargroves, about 3.2 miles south-east, is one of the historic houses in the wider area around Inkpen. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. The covering and its details give the first clues when tracing where water is coming from.

If your home is one of the older ones in the streets near Church of St Michael, water on an older roof tends to find its way in at the lead, the valleys or the chimney. Common roof problems in Inkpen

A roof valley collects the rain from two slopes. Split linings, slipped valley tiles or debris can send that water under the coverings. The stain may appear well away from the valley itself.

Here are some of the things we see frequently:

  • Damp ceilings under a flat roof
  • Leaks at a dormer or roof window
  • Condensation that looks like a leak
  • Damp patches next to the stack

If you own a rental within reach of Kintbury station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused.

What a good roof survey covers

What we cannot see

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • A promise to find every leak on a single visit
  • Plumbing leaks that look like roof leaks
  • Whether rotten timbers meet design loads

If in doubt, call 07833 053749 or email us and we’ll recommend the right survey. The full list of what we check.

What we look at

  • Rooflights and dormers
  • Slate and tile slopes
  • Lead flashings
  • Chimney stacks
  • Flat roof details
  • The roof space
  • Valleys and parapet gutters

Your questions about roof leak investigations in Inkpen

Do you cover Inkpen?

We do. Every survey there gets the same written report with photos.

Does a conservation area affect roof work in Inkpen?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

How do you tell a leak from condensation?

Condensation can look very like a leak. Drips from nail tips, damp underlay over a wide area and poor loft ventilation point towards condensation. We look at the pattern, take moisture readings and tell you which is more likely.

What do I do with the report?

You’ll get the report by email, with photographs and clear recommendations. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation.

Do you climb onto every roof?

Only when it is safe. Safety comes first, and fragile or steep roofs can’t always be walked on. Safe viewpoints, the loft and a drone where applicable let us see the rest, and the report records anything we couldn’t see.

How do I arrange a roof leak investigation in Inkpen?

Just phone 07833 053749 or email us with the address. We will ask a few questions, confirm the price and agree a date, weekday or weekend.

Is there anything I need to do ahead of the visit?

Clear the loft hatch so we can get into the roof space. Have any photos of the leak ready, plus details of past repairs. Keep catching drips and keep water away from electrics.
