Flat roof survey in Ufton Green
Flat roofs deal with rain in a very different way from pitched ones. Water lies on the surface for longer, so a small split or a blocked outlet can soon lead to a leak. The surface, the falls, the upstands and the trims are all looked at closely, and we note any sign that the deck below has got wet. The aim is to find problems before they show up as a stain on a ceiling. We survey upstands and outlets, mastic asphalt and GRP fibreglass, and the problems we are asked to look at most are raised blisters across the surface and dips that suggest the deck is deflecting.
Somewhere as small as Ufton Green, flat roofs tend to be on extensions, garages and converted outbuildings. The checks are the same as anywhere: the covering, the edges, the upstands and where water drains away. The journey and access are planned beforehand. If there are outbuildings or garages with flat roofs, mention them when you book.
The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend.

Honest limits
A survey is a careful look at the flat roof, but it cannot do everything. The main limits are:
- A promise that the roof will not leak in future
- Whether the deck or joists are strong enough
- Hidden layers beneath the covering

Questions from Ufton Green
Is my home in Ufton Green listed or in a conservation area?
The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.
Do you cover Ufton Green?
Yes, Ufton Green is within the area we cover. We cover the whole of London and South East England. Just phone 07833 053749 or email us and let us know about the property, and we’ll talk through which survey suits.
Can you survey at the weekend?
We carry out surveys on weekdays and at weekends. To find a day that suits you, ring 07833 053749 or drop us an email.
Can you survey a shared roof?
Yes, once whoever controls the roof agrees access. We look at the parts we’re given access to.
How long does the survey take?
Expect it to take about one to two hours for a small flat roof at home, and longer for a large commercial one. You will then get the report by email.
Do you carry professional indemnity insurance?
We hold professional indemnity and public liability insurance, for every survey we carry out.
Can you test old roof sheets for asbestos?
Our survey does not include asbestos testing. Buildings built or refurbished before 2000 may contain asbestos, for example in cement roof sheets. We note anything that could contain it, and a specialist asbestos surveyor should check it before it’s disturbed.

What you can safely check yourself
Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
What you can’t do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That is where a survey comes in, using safe viewpoints and a drone where it applies.
Before and after the survey
Getting the most from a flat roof survey starts before we arrive and carries on afterwards. Tips:
- Check the outlets after the leaves fall
- Treat rooflights and old sheeting as fragile
- Check ceilings under the roof for damp patches
- File the paperwork for the roof and any repairs
You can use the report to ask roofers to quote for the same work. Because everyone is pricing the same findings, the quotes are easier to compare. It is your choice who carries out the work and when.
Small defects are simpler to deal with while they’re still small. Prompt repairs tend to add years to a flat roof.
How the survey works
We do not take risks to get a closer look. Everything that can be seen safely is inspected, and if part of the roof can’t be seen, the report says so. Most visits take roughly 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Somewhere like Ufton Green needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect whatever is safely visible, inside and out.
- We start with the address and, on larger roofs, the roof area and access.
- We check the rooms or spaces under the roof for staining where there is access.
- The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
- Each defect is photographed and its likely cause noted.
- The report explains the condition and recommends what to do first.
Before the survey
- Move anything stored under the loft hatch
- Keep pets in another room
- For flats, make sure roof access has been agreed

Advice
Common roof problems in Ufton Green
Flat roofs take the full force of the weather on a surface that drains slowly. Over the years, coverings harden, crack and start to come away at the edges. People normally call us when a leak appears, before a purchase, or when the roof may be near the end of its life.
Problems we come across often include:
- Ponding water that does not drain away
- Damaged trims at the roof edge
- Outlets that hold water back
- Splits, cracks and crazing
If you let a flat or house near Aldermaston station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.
Choosing a roof surveyor
- Whether the price includes VAT
- Their report turnaround times
- Whether the inside of the roof is included
- Their drone registration, if they fly one
Flat roofs in Ufton Green
Before planning roof work on an older home, find out whether it is listed or in a conservation area. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Next to the main roofs there is normally a flat roof somewhere, whether on an extension, a garage or a commercial unit.
For site and facilities teams at buildings such as Sulhamstead and Ufton Nervet School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. Take an older house close to Church of St Peter: the flat roofs on later extensions tend to wear out long before the main roof.
