Flat roof survey in Burghfield, Reading
Flat roof surveys for homes and businesses in Burghfield. We have completed more than 5,000 surveys across London and South East England.
- Upstands pulling away from walls
- Blistering in felt or asphalt
- Blocked or damaged outlets
What a survey costs
Not every roof costs the same to survey, for these reasons:
- Which survey package you book
- Any need for thermal images or a drone flight
- Extra roofs, like extensions, dormers or garages
- Whether it is a home or a commercial building
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you need to know.
Helping us price your survey
There is no need for technical words. Just let us know:
- Anything about access we should know
- Pictures of the roof from a safe spot, if you have them
- What made you get in touch
- Any deadline, such as an exchange date
Unsure which package suits your roof? The easiest way is to phone 07833 053749 or send us an email and describe the roof and why you want it surveyed. We’ll explain the options and the price.
How a flat roof survey works in Burghfield
Ponding is frequently the first sign that something on a flat roof isn’t right. It can point to poor falls, a blocked outlet or a deck that is deflecting. We record where water sits, check the outlets and look for dips that suggest deflection. If the deck itself looks like a structural concern, we will recommend a structural engineer. We survey single-ply membranes, GRP fibreglass and upstands and outlets, and people most frequently book us about cracked or split membrane and a sagging deck under the covering.
In a small place like Burghfield, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Older felt roofs, often around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. On an exposed roof, the edges tend to go first.
Nothing in the report is left vague: where something needs attention, it says so plainly, and where it can wait, that is said too.

How the survey works
Once we’ve finished looking, we write up our findings as a written report with photos, emailed to you. On timing, it typically takes about 1–2 hours for a small flat roof at home, and longer for a large commercial one. For a village or hamlet like Burghfield, the journey is planned ahead of time: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect whatever is safely visible, inside and out.
- You tell us about the roof, its covering if you know it, and any leaks.
- We look at the roof from wherever it can be seen safely.
- The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
- We check the rooms or spaces under the roof for staining where we can reach them.
- The findings are written up with photographs and recommendations and emailed to you.
Preparing for the visit
- Clear the way to the loft hatch
- Let us know about parking before the day
- Keep pets out of the way during the survey
Booking a survey

Related advice
Should I look at the roof myself first?
You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.
What this survey can’t tell you
Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:
- An exact number of years the roof has left
- Fragile surfaces, which we do not walk on
- Structural calculations, which need a structural engineer

Roof types and parts we check
- Felt flat roofs
- EPDM rubber
- Single-ply membranes
- Upstands and outlets
- GRP fibreglass
- Mastic asphalt
Roof by roof
EPDM rubber
An EPDM rubber roof is normally one large sheet, bonded to the deck. The survey looks at laps, edge trims, corners and signs of puncture.
Rooflights and upstands
Rooflights and fragile sheets are never walked on. They’re inspected from safe positions and recorded with photographs.
Your questions about flat roof surveys in Burghfield
Is Burghfield within the area you cover?
Yes, Burghfield is covered. We survey roofs across London and the South East, and smaller places are part of that. Longer journeys are simply planned beforehand.
How do I find out if my home in Burghfield is listed?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.
Do you survey commercial flat roofs?
Yes. We survey flat roofs on offices, shops, industrial units and blocks of flats. Larger commercial roofs are quoted for their size and access, so please call 07833 053749 or send us an email with the details.
Can you find where water is getting through my flat roof?
We check the covering and every detail where leaks commonly start, recording anything that could let water through. If the source is hidden, we may suggest a leak investigation or electronic leak detection.
What does a roof survey cost?
Our price is from £150, including VAT. We confirm the price for your roof before booking, based on the roof’s size, access and package. To get a price, phone 07833 053749 or email us.
How soon will I get the report?
Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed.
Do you use drones?
Yes, where applicable and safe. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.
Flat roofs in Burghfield
In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. About 4.8 miles south-east lies Stratfield Saye House, a reminder of how long the area around Burghfield has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.
If you let a flat or house near Theale station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. Take an older house close to Church of St Mary the Virgin: later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear.
Burghfield is about 4 miles south-west of Reading, in Reading. Burghfield is one of many places we visit across Reading, for houses, flats and commercial buildings. We cover towns and villages across Reading.

When to book a survey in Burghfield
Many flat roof problems start at the details rather than the main surface. Upstands, trims, outlets and rooflight kerbs each move and weather in their own way. If they were rushed when the roof was laid, they’re often the first things to fail.
Most people get in touch when they’ve noticed something like this:
- Signs of deflection in the roof deck
- Raised blisters across the surface
- Standing water left after rain
- Outlets choked with leaves and silt
For site and facilities teams at buildings such as Burghfield St Mary's C.E. Primary School, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.
Choosing a roof surveyor
- Whether the inside of the roof is included
- Are they insured for the work?
- Their report turnaround times
- Will the report include photos?
