Flat roof survey in Winterbourne, West Berkshire
Surveys of flat roofs on homes, extensions and commercial buildings in Winterbourne, carried out by an experienced roof surveyor. You get a clear written report with photos.
- Splits, cracks and crazing
- Outlets choked with leaves and silt
- Gaps at upstands and abutments
What you can safely check yourself
You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
Flat roof survey in Winterbourne
Each type of flat roof has its own weak points. Built-up felt tends to blister and crack, asphalt crazes and splits, EPDM can lift at its laps, and GRP can crack at board joints and edge trims. On PVC and TPO single-ply roofs, we look closely at the welded laps, edges and fixings. Once you know the covering and its condition, planning the next step is far easier. We survey mastic asphalt, upstands and outlets and felt flat roofs, and the problems we’re asked to look at most are edge trims that have lifted or split and ponding water that doesn’t drain away.
Somewhere as small as Winterbourne, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: outlets, upstands, edges and the covering itself. The journey and access are planned beforehand. If there are outbuildings or garages with flat roofs, mention them when booking.
It is not only a list of defects. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

Why it is worth a survey now in Winterbourne
A survey can show whether a whole new roof is needed or whether the problems are in a few places. Sometimes some details are to blame, and sometimes the covering has simply had its day. The report sets out what we found, so you can make that decision with a roofer. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.
What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Our price is from £150, including VAT.

Flat roof surveys in Winterbourne: local notes
Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. The wider area around Winterbourne has a long history of building, with Shaw House about 2.6 miles south-east. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.
If you own a rental within reach of Newbury station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. If you look after a building such as Mary Hare School, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.

What this survey cannot tell you
A survey is a careful look at the flat roof, but it can’t do everything. Its limits include:
- The condition of the deck or insulation hidden under the covering
- Whether the deck or joists are strong enough
- An exact number of years the roof has left

Common roof problems in Winterbourne
Buyers often book after their home survey suggests a closer look at a flat roof. Building owners and managing agents book to plan maintenance, or before a sale or a new lease. Either way, you get a clear record of the roof, with photographs.
These are some of the problems a survey can pick up:
- Failed seals around rooflight kerbs
- A sagging deck under the covering
- Cracked or split membrane
- Damaged trims at the roof edge
If your home is one of the older ones in the streets near Church of St James, the flat roofs on later extensions tend to wear out long before the main roof.

Questions from Winterbourne
Is Winterbourne within the area you cover?
Yes, Winterbourne is on our map. Villages and rural addresses get the same survey as a town house.
Do you cover Winterbourne?
Yes, Winterbourne is one of the places we work. Every survey there gets the same written report with photos.
How much is a survey?
Our price is from £150, including VAT. You will know the exact price before booking, and it depends on the roof’s size, access and the package you choose. To get a price, phone 07833 053749 or email us.
Does a flat roof survey replace a RICS survey?
No. It’s a survey of the flat roof. It is not a RICS Level 2 or 3 home survey or a structural engineer’s report. It often sits alongside a buyer’s building survey.
What does ponding on a flat roof mean?
Standing water on a flat roof deserves a closer look. It often means a blocked outlet, poor falls or a dipping deck, and it wears the covering faster. Our survey notes the ponding and what seems to be causing it.
How long does the survey take?
Expect it to take about one to two hours at most homes; commercial roofs usually need 3–4 hours. The written report follows by email.
Which days do you carry out surveys?
We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Let us know your preferred days when you book.
The survey, step by step
Time on site depends on the size and shape of the roof, but as a rough guide the survey takes between one and two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. If you have questions on the day, just ask. In a small place like Winterbourne, access is normally the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.
- We agree the roof to be surveyed, its use and any leaks you know about.
- The roof is viewed from safe positions, including the roof itself where that is safe.
- We check the covering for splits, blisters, ponding and wear.
- We photograph and record the outlets, upstands, trims and rooflights.
- A written report with photos and recommendations is emailed to you.
Before we arrive
- Have any paperwork from past roof work to hand
- Leave side gates unlocked
- If the roof is shared, arrange access with whoever manages the building
