How the survey works

You do not need to do much on the day. Show us any stains, drips or problem areas you know about, and we’ll take it from there. The survey itself takes between one and two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Somewhere as small as East Garston, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. We look at the roof from the ground, windows and the roof where it’s safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. The report, with photographs and recommendations, comes to you by email.

Before the survey

  • Tell us about parking before the day
  • Buyers: confirm access with the estate agent or seller
  • Have any paperwork from past roof work to hand

Flat roof surveys for homes and businesses in East Garston

A flat roof leak often travels before it shows on the ceiling. It can run along the deck from a split, an open lap or a failed upstand some distance away. That’s why we check every detail across the roof, not only the area above the stain, with photographs of anything that could be letting water in. A roofer can then start from a clear picture of the problem. We survey mastic asphalt, EPDM rubber and upstands and outlets, and the problems we are asked to look at most are loose or cracked edge trims and gaps at upstands and abutments.

Older buildings in small places like East Garston may be listed or in a conservation area, which can shape what a new flat roof may look like. If you are planning work, check with the council first. Finding out what state the roof is in gives you the facts to plan with. Changes that affect a listed building’s special interest need listed building consent.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What we look for on each type of roof

Rooflights and upstands

Rooflights and fragile sheets are never walked on. We view them from safe positions and photograph what we see.

GRP fibreglass

A GRP fibreglass roof is a hard, resin-bonded surface over a timber deck. We look for cracks at board joints, around trims and at upstands.

What affects the cost of flat roof surveys

Several things affect the price of a survey:

  • Commercial roofs and larger buildings
  • The use of thermal imaging or a drone
  • How many separate roofs there are, such as extensions, dormers and garages
  • The height of the building and how the roof can be seen safely

Every price we give includes VAT, and the written report is part of the package. Prices start from £150, including VAT. Size, height and access decide where your roof falls.

What we need to know

To price your survey accurately, we’ll ask about:

  • Why you want a survey: buying, a leak, a storm or new work
  • Any marks or damp showing indoors
  • Whether there’s a loft hatch, a shared roof or tricky access
  • Pictures from the garden or a window, if you have them

Our price is from £150, including VAT. The exact figure depends on the roof and the package, so ring 07833 053749 or send us an email with the details.

Flat roof surveys in East Garston: local notes

In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list, before anyone quotes for re-roofing.

If your home is one of the older ones in the streets near Church of All Saints, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

What happens if roof problems are left?

Flat roofs cannot normally be seen from the street, so they’re frequently overlooked. Many owners only find out a roof is worn out when water comes through. Regular surveys mean it won’t come as a surprise. Where a roof is exposed, as many are in small places like East Garston, driving rain gets into any weakness, and damp in older walls is slow to dry out.

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. We’ll give you the figure before anything is booked.

Why us?

  • Over 5,000 surveys carried out
  • More than 20 years surveying roofs
  • Visits on any day of the week

Do you need a flat roof survey in East Garston?

Ponding keeps the covering wet and wears it faster. Blocked outlets, poor falls and a sagging deck are the usual causes. Leaves and silt from nearby trees can soon choke an outlet.

People normally book a survey when they’ve noticed one of these:

  • Loose or cracked edge trims
  • Splits, cracks and crazing
  • Ponding water that doesn’t drain away
  • Outlets choked with leaves and silt

In and around East Garston, as anywhere, a roof is easiest to deal with when its problems are found early.

What to check before booking

  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Their insurance cover
  • Is there a chance to talk the report through?
  • Which limits apply to the survey

What a good roof survey covers

Tips that help

Small things make a difference. Our tips:

  • Note the date and type of any roof work
  • Check the outlets after the leaves fall
  • Check from a window for ponding after heavy rain
  • Never stand on rooflights or fragile sheeting

The report is emailed to you, ready to share with a roofer, the seller or a managing agent. It is written in plain English, with a photo of each defect, so others can follow it without going up to look.

Have the roof surveyed every few years, and after any work that goes through it. You’ll spot changes early and have a record to look back on.

FAQs for East Garston

Is my home in East Garston listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

Do you carry out roof surveys in East Garston?

Yes. We survey roofs across London and the South East, and East Garston is part of that. Just phone 07833 053749 or email us and let us know about the property, and we will talk through which survey suits.

How experienced are you?

We’ve completed more than 5,000 surveys, over more than 20 years, with 98% customer satisfaction.

Does a flat roof survey replace a RICS survey?

No. Our survey covers the flat roof only. It’s not a RICS Level 2 or 3 home survey or a structural engineer’s report. Many buyers use it alongside a building survey.

Does the report include photographs?

Yes, every report has them. Each finding is shown in a picture where possible.

Does the survey cover asbestos?

Our survey does not include asbestos testing. Buildings built or refurbished before 2000 may contain asbestos, for instance in cement roof sheets. We note anything that could contain it, and a specialist asbestos surveyor should check it before it is disturbed.

Do you survey roofs on blocks of flats?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we’re allowed to reach.
