Eddington questions

Do you cover Eddington?

Yes, Eddington is within the area we cover. Our area covers London and South East England. You can ring 07833 053749 or email us with the address and a few details.

Will you come out to Eddington?

Yes. Eddington is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and the South East. Just mention lanes, gates or anything else about the route as you book.

What happens next?

We email you the written report with photographs and recommendations. It is yours to share with a seller, insurer, roofer or managing agent, whichever applies.

Do you give a life expectancy for the roof?

We do not give a fixed number of years, because so much depends on upkeep, exposure and workmanship. We describe the condition and say which work is urgent and which can wait.

What does the report include?

Written findings with photographs, covering the condition of the flat roof, the defects we found and what we recommend, by urgency where it matters. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.

Will you walk on the flat roof?

Only where it is safe to do so. If not, we use safe viewpoints and look inside, and the report says if any part couldn’t be seen. We do not walk on fragile rooflights or sheeting.

What if it rains on the day?

Light rain is typically fine; heavy rain and wind are different. Strong wind or a downpour can make access unsafe and ground a drone, and we’d agree another day.

About our flat roof survey in Eddington

Offices, shops, industrial units and blocks of flats often sit under large flat roofs. A survey of a roof this size picks out worn covering, standing water and outlets that need attention. The photographed record helps you plan and budget for work. Commercial roofs are quoted for their size and access, so please call 07833 053749 or use the contact form with the address and an idea of the roof’s size. We’re frequently asked to look into edge trims that have lifted or split and standing water left after rain, on single-ply membranes, felt flat roofs and upstands and outlets.

Some older homes in villages like Eddington are listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. Check with the council before planning any change of material. Knowing the roof’s condition is the starting point. Listed building consent is needed for changes that affect a listed building’s special interest.

Nothing in the report is left vague: if work is needed, the report says so clearly, along with how urgent it is.

How it works

Once we have finished looking, we write up our findings as a written report with photographs, sent to you by email. On timing, most surveys take about 1–2 hours on an ordinary house, while a commercial roof takes nearer three to four hours. Rural addresses near Eddington can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. We look at the roof from ground level, windows and the roof where it’s safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. A written report with photos and recommendations is emailed to you.

Advice

When to book a survey in Eddington

Many flat roof problems start at the details rather than the main surface. Upstands, trims, outlets and rooflight kerbs each move and weather in their own way. Where they weren’t finished well, they tend to fail before anything else.

Signs worth acting on include:

  • Raised blisters across the surface
  • Ponding water that does not drain away
  • Edge trims that have lifted or split
  • A sagging deck under the covering

Anyone responsible for a site like Hungerford Primary School will know that a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail.

Choosing a roof surveyor

  • When you will get the report
  • Whether the roof space is looked at, where there is one
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • How long they’ve been surveying roofs

What’s in a roof survey

Before and after the survey

A survey works best with a little help from you, before and after. Some tips:

  • Note where water lies after a downpour
  • Make sure new fixings through the roof are properly sealed
  • Plan a survey before the covering reaches the end of its usual life
  • Keep clear of rooflights and fragile roof sheets

If anything in the report is not clear, just ask us. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation, so you can talk the findings through.

Have the roof surveyed every few years, and after any work that goes through it. You’ll spot changes early and have a record to look back on.

Flat and commercial roofs around Eddington

In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, and flat-roofed additions turn up almost everywhere. Mixed in with those pitched roofs are plenty of flat ones, over rear extensions, dormers, garages and shops. What can be done to an older roof may depend on listing or a conservation area. The council is the place to check, along with Historic England’s list, before anyone quotes for re-roofing.

If you let a flat or house near Hungerford station, a flat roof over a rented flat is easy to forget until the tenant reports a leak. For an older house near a landmark such as Hungerford Methodist Church, the joins between later flat roofs and the old walls are where problems typically start.

What you can safely check yourself

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Surveys for landlords and agents in Eddington

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.

Letting agents and landlords in Eddington book surveys as well as homeowners. A written report with photos gives you a clear record of the flat roof, useful for planning maintenance.

When you need someone else

Without opening up the roof, some things stay hidden, and that sets some limits:

  • What’s under the membrane without opening it up
  • Whether the deck or joists are strong enough
  • Parts of the roof that are not safe to walk on or view
