Flat roof survey in Halfway

We inspect a flat roof from wherever it can be seen safely: from the roof itself where that is safe, from windows and nearby vantage points, and from inside where there’s access. Fragile rooflights and fragile sheets are never walked on. Where any area cannot be viewed safely, we say so in the report, so the limits of the survey are clear. If you’re worried about dips that suggest the deck is deflecting and failed upstands where the roof meets a wall, we can find out what’s behind it, on EPDM rubber, mastic asphalt and single-ply membranes alike.

Somewhere as small as Halfway, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: outlets, upstands, edges and the covering itself. We simply plan the journey and access beforehand. Garages and outbuildings are easy to forget, so mention any you want included when booking.

Findings are set out part by part, from the coverings down to the gutters, each with a short note and a photograph. It records what’s sound as well as what isn’t.

Useful tips for Halfway property owners

Here are a few things we’d tell any owner:

  • Keep records of when the roof was laid and what work has been done
  • Check that new brackets or units haven’t damaged the covering
  • Check the outlets after the leaves fall
  • Treat rooflights and old sheeting as fragile

If anything in the report isn’t clear, just ask us. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one, so you can talk the findings through.

Try not to let a flat roof become a walkway. Where someone does need access, ask them to use boards or a protected route, and remind them never to step on rooflights or fragile sheets.

Halfway questions

Is Halfway in the area you cover?

Yes. We cover the whole of London and South East England, and Halfway is part of that. Just phone 07833 053749 or drop us an email and tell us about the property.

Do you cover smaller places like Halfway?

Yes, Halfway is covered. Our area covers London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

How much is a survey?

Flat roof survey starts from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, confirmed before anything is booked.

Do you use drones?

Where it helps and it’s safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We’re a CAA-registered drone operator.

Are you insured?

We hold professional indemnity and public liability insurance, for every survey we carry out.

Can you give me structural calculations?

No. We note visible signs such as sagging or deflection, but we’re not structural engineers and do not carry out calculations. Where an engineer is needed, we say so in the report.

Do you survey roofs on blocks of flats?

Yes, as long as access is agreed. Roofs over flats are often shared, so the building owner or managing agent needs to agree access. We can only inspect what we are given access to.

Roof by roof

Rooflights and upstands

Rooflights and fragile sheets are never walked on. We view them from safe positions and photograph what we see.

Mastic asphalt

Asphalt roofs are common on older flats, walkways and commercial buildings. The survey checks for crazing, cracking, blistering and splits where the asphalt turns up the walls.

What a flat roof survey does not cover

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • A promise that the roof will not leak in future
  • Hidden layers beneath the covering
  • A structural engineer’s assessment of the deck

If in doubt, phone 07833 053749 or email us and we’ll point you to the right survey before booking. What a survey covers and doesn’t.

How it works

Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. The inspection then takes about one to two hours on an ordinary house, and more on a big or complicated roof. Around Halfway, older homes can have small or awkward roof spaces, so it is useful to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. We look at the roof from ground level, windows and the roof where it is safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. The report, with photographs and recommendations, comes to you by email.

Getting ready for the survey

  • Make a note of anything you’d like us to look at
  • Agree roof access with the managing agent if it is shared
  • If you are buying, let the agent know when we’re coming

Advice

Local flat roofs in Halfway

Historic houses such as Benham Park, about 1.9 miles east, show how far back building in the area around Halfway goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, with flat-roofed extensions, dormers and garages common everywhere. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

For an older house near a landmark such as Church of St Mary, the joins between later flat roofs and the old walls are where problems typically start.

For landlords and managing agents

Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.

If the property is let, the agent or a tenant can let us in, at a time agreed beforehand. Surveys run on weekdays and at weekends, which can make access easier.

When to book a survey in Halfway

Ponding keeps the covering wet and wears it faster. Blocked outlets, poor falls and a sagging deck are the usual causes. Leaves and silt from nearby trees can soon choke an outlet.

Problems we come across often include:

  • Splits and cracks in the covering
  • Signs of deflection in the roof deck
  • Raised blisters across the surface
  • Water getting in at rooflights

For landlords with property near Kintbury station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.
