Flat roof survey in Lambourn Woodlands: what you get

Every flat roof covering tends to fail in its own way. Built-up felt tends to blister and crack, asphalt crazes and splits, EPDM can lift at its laps, and GRP can crack at board joints and edge trims. On PVC and TPO single-ply roofs, we look closely at the welded laps, edges and fixings. Knowing what you have and how it is doing helps you plan what comes next. Typical surveys look at failed seals around rooflight kerbs and dips that suggest the deck is deflecting, across felt flat roofs, upstands and outlets and GRP fibreglass.

In a village or hamlet like Lambourn Woodlands, flat roofs are typically on extensions, garages, outbuildings or barn conversions. They need the same care as any town roof: the covering, the edges, the upstands and where water drains away. We simply plan the journey and access ahead of time. If there are outbuildings or garages with flat roofs, mention them when booking.

The report records the flat roof as we found it on the day. It is useful right away, and a good reference for later, for example when you want to check whether anything has changed.

How the survey works

There is not much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will take it from there. A typical survey takes an hour or two for a house, though large, tall or awkward roofs take more time. Somewhere like Lambourn Woodlands needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. We look at the roof from ground level, windows and the roof where it is safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. The report, with photographs and recommendations, comes to you by email.

Getting ready for the survey

  • Move anything stored under the loft hatch
  • Show us where any leaks or stains appear
  • If it is not your property yet, arrange access through the agent

Booking a survey

Your questions about flat roof surveys in Lambourn Woodlands

Is Lambourn Woodlands in the area you cover?

We do. The survey and report are the same in Lambourn Woodlands as anywhere else, and visits run on weekdays and weekends.

Does a conservation area affect roof work in Lambourn Woodlands?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Can you give me structural calculations?

No. Visible signs such as deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.

What if it rains on the day?

It depends on the weather and the survey. High wind or heavy rain can make access unsafe and ground a drone, and we’d agree another day.

Can you survey at the weekend?

Surveys run on weekdays and at weekends. To find a day that suits you, ring 07833 053749 or send us an email.

Are you insured?

We are covered by professional indemnity and public liability insurance, for every survey we carry out.

Do you survey roofs on blocks of flats?

Yes, as long as access is agreed. Roofs over flats are often shared, so the building owner or managing agent needs to agree access. We inspect only the parts we’re allowed to reach.

Different roofs, different checks

Mastic asphalt

Mastic asphalt is a heavy, seamless covering often found on older blocks, balconies and commercial roofs. The survey checks for crazing, cracking, blistering and splits where the asphalt turns up the walls.

Felt and built-up roofs

A felt roof often lasts around 15 to 20 years, though quality and upkeep make a big difference. We record how yours is doing and where it’s weakest.

When to book a survey in Lambourn Woodlands

Water that doesn’t drain sits on the roof and speeds up wear. It usually comes from poor falls, a blocked outlet or a deck that has dipped. Where trees are close by, leaves and silt can block an outlet within a single autumn.

Signs worth acting on include:

  • Splits and cracks in the covering
  • Upstands pulling away from walls
  • Failed seals around rooflight kerbs
  • Ponding water that does not drain away

Landlords with a home close to Hungerford station may find that flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

Choosing a roof surveyor

  • What they will not be able to tell you
  • What follow-up you get after the report
  • How much experience they have with roofs like yours
  • What insurance they carry

What a good roof survey covers

Flat and commercial roofs around Lambourn Woodlands

Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, with flat-roofed extensions, dormers and garages common everywhere. Mixed in with those pitched roofs are lots of flat ones, over rear extensions, dormers, garages and shops. With Ashdown House about 4.6 miles north-west, Lambourn Woodlands sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.

If you live in an older home near St Mary's Church, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

Why get it checked now?

Most flat roofs are out of sight, so they’re easy to forget. Owners often learn the roof is at the end of its life only when it leaks. Regular surveys mean it won’t come as a surprise. Older cottages and farmhouses around Lambourn Woodlands can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it’s left.

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. The roof’s size, height and access matter as well.

Useful tips for Lambourn Woodlands property owners

A survey works best with a little help from you, before and after. Tips:

  • Look for standing water a day after rain
  • Watch the ceilings below the flat roof for stains
  • Ask contractors to protect the roof if they work on it
  • Have the roof looked at again after a severe storm

Questions about the findings are always welcome. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation, so you can talk the findings through.

Small defects are simpler to deal with while they’re still small. Prompt repairs tend to add years to a flat roof.

DIY checks: what’s safe

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
