Pre-purchase roof surveys in Lambourn Woodlands

About our pre-purchase roof survey in Lambourn Woodlands

If you’re buying a flat, the roof may well be shared. The lease decides who looks after the roof, and that’s often not the individual flat owner. We check as much of the roof as access safely allows, and the report helps you ask your solicitor or the managing agent the right questions. Where the building has a flat roof, it’s checked as far as access allows. If you’ve noticed cracked flaunching or crumbling chimney pointing and ponding, blisters or splits on a flat roof, we can find out what’s behind it, whatever the roof.

In a village or hamlet like Lambourn Woodlands, homes are frequently older cottages and farmhouses alongside a few newer houses. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Whether you’re buying or have just had a roof replaced, each material has its own checks, and thatch is a specialist material, so we report on what can be seen. What’s under the coverings, from old felt to the battens and nails, matters too.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Your questions about pre-purchase roof surveys in Lambourn Woodlands

Does a conservation area affect roof work in Lambourn Woodlands?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Will you come out to Lambourn Woodlands?

Yes, we do. We cover the whole of London and South East England, and smaller places are part of that. Longer journeys are simply planned ahead of time.

When will the report arrive?

Premium reports arrive the same day, Standard reports within 24 to 48 hours and Basic within 48 hours. We send it by email with photos included.

Will you fly a drone over my roof?

Yes, where it applies and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where applicable, the Premium Survey.

How experienced are you?

We have more than 20 years’ experience and have completed over 5,000 surveys.

What’s the best way to book?

The quickest way is to ring 07833 053749 or send us an email. Give us the address and some details about the roof. Surveys run on weekdays and at weekends.

Will the roof report help me negotiate with the seller?

Yes, you can. You will have photos and a written description of each defect, which you can share with the seller or agent. How the seller responds is up to them.

Honest limits

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • A valuation or a promise of a lower price
  • Structural calculations (that’s a structural engineer’s job)
  • Confirmation of asbestos in cement sheets or soffits

Not sure which survey suits your roof? You can phone 07833 053749 or email us and we’ll tell you. What our survey covers.

What we check

  • Chimney stacks
  • The roof space
  • Natural slate
  • Lead flashings and valleys
  • Flat-roofed extensions and dormers
  • Clay and concrete tiles
  • Gutters and downpipes

Common roof problems in Lambourn Woodlands

Most viewings never get near the roof. You see the rooms, not the slates. Fresh decoration can also cover the marks an old leak left behind, which is why buyers book a closer look before committing.

Common reasons to book include:

  • Worn or lifted lead flashings
  • Slipped or missing slates and tiles
  • Standing water on a flat extension roof
  • Patch repairs that may hide an ongoing problem

Landlords with a home close to Hungerford station may find that it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

What to check before booking

  • What exactly goes into their report
  • What the survey won’t cover
  • Whether VAT is in the quoted price
  • What follow-up you get after the report

What to expect from a roof survey

Landlord and commercial surveys in Lambourn Woodlands

We survey roofs for landlords and letting agents as well as householders. The report gives you a dated record of the roof, with photographs, which helps you plan work between tenancies.

Letting agents often book on a landlord’s behalf, and the report can go to both. We agree a time with the tenant beforehand.

Roof by roof

Natural slate

Older slate roofs often have bitumen felt under them, and very old ones may have none. Where we can see it from the loft, we say what condition it’s in.

Lead flashings and valleys

Flashings close the gaps at chimneys, walls and abutments. We check whether they’ve lifted, split or been replaced with mortar or bitumen.

What we do, step by step

Where it is relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit typically takes between one and two hours for most houses, and more on a big or complicated roof. Rural addresses near Lambourn Woodlands can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. Once your offer is accepted, you tell us the address and when you hope to exchange.
  2. Access to the house and the roof space is agreed in advance.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. Inside, we check the roof space and look at the roof from windows.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

Before the survey

  • Make sure we can get to the back of the property
  • Dig out any old roof reports or invoices
  • Note where any stains or damp appear

Advice

Should I look at the roof myself first?

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Local roofs and buyers in Lambourn Woodlands

About 4.6 miles north-west lies Ashdown House, a reminder of how long the area around Lambourn Woodlands has been built on. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, and flat-roofed additions turn up almost everywhere. Whether you are buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.

If you live in an older home near St Mary's Church, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.
