Pre-purchase roof surveys near Leverton

About our pre-purchase roof survey in Leverton

A roof report gives you something solid to take back to the seller or the agent. You might ask about past repairs, ask for work to be done before completion or think again about your offer. We can’t say how a seller will respond, but you will be negotiating from a clear picture rather than a hunch. It can also help you decide whether the purchase is still right for you. If you are worried about lead that has worked loose at a wall or chimney and slates or tiles that have slipped or gone, we can find out what’s behind it, whatever the roof.

Some older homes in villages like Leverton are listed or sit in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. For a buyer or someone with a newly finished roof, it is worth knowing which applies. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

After the visit, you get a written report with photographs, emailed to you. It sets out the condition of the roof, any defects and our written recommendations.

When you need someone else

A survey is a proper look at the roof, but it cannot do everything. The main limits are:

  • A valuation or a promise of a lower price
  • Anything beyond the roof, which a full home survey covers
  • Whether timbers meet design loads

If in doubt, ring 07833 053749 or email us and we’ll suggest the right survey before booking. What a survey covers and does not.

What we look at

  • Natural slate
  • Flat-roofed extensions and dormers
  • Gutters and downpipes
  • Clay and concrete tiles
  • Chimney stacks
  • Lead flashings and valleys
  • The roof space

How the survey works

Photos are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. Most surveys take between one and two hours at a typical house, with time for the loft where it can be reached. For a village or hamlet like Leverton, the journey is planned beforehand: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect what can safely be seen, inside and out.

  1. Once your offer is accepted, you let us know the address and when you hope to exchange.
  2. Access to the house and the loft space is agreed beforehand.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. We then look from upstairs windows and inside the loft where it is safe.
  5. You get a written report with photos and recommendations before you exchange.

Before the survey

Advice

Before and after the survey

Here are a few things we’d tell any owner, before and after a survey:

  • Book once your offer is accepted
  • Share the report with your solicitor
  • Notice patches of new decoration in top-floor rooms
  • Ask the agent to check the loft hatch can be opened

Your report arrives by email, with photographs of what we found. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Each defect is explained in plain words, and recommendations are ranked by urgency where that helps.

Every so often, check the loft with a torch, keeping to boarded areas. Watch for stains, damp timbers and chinks of daylight. Photos help if you later need a roofer or another survey.

Pre-purchase roof surveys in Leverton: local notes

Historic houses such as Ramsbury Manor, about 4.6 miles west, show how far back building in the area around Leverton goes. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.

If you own a rental within reach of Hungerford station, a written report helps before buying a rental or paying for a new roof on one. The streets around a church such as Church of St Mary are frequently among the oldest in a place, and if yours is one of the older homes nearby, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

Prices for pre-purchase roof surveys in Leverton

When we price a survey, we consider:

  • The shape of the roof and its details
  • The type of building, from a house to a block or an office
  • Extra roofs, like extensions, dormers or garages
  • The package you choose: Basic, Standard or Premium

Our price is from £150, including VAT. The final price depends on the size and height of the roof, access and the package you choose.

Booking your survey

A little information up front helps. It is useful to include:

  • Dates you are working to, like exchange
  • The kind of building and roof involved
  • Whether there’s a loft hatch, a shared roof or tricky access
  • Pictures of the roof from a safe spot, if you have them

If you have photos of the roof, send them over. Take them safely from ground level or a window, and please don’t climb up for a closer look. To get started, call 07833 053749 or drop us an email.

What you can safely check yourself

A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.

Rented homes, blocks and businesses

We survey roofs for landlords and agents as well as householders. The report gives you a dated record of the roof, with photos, useful for planning maintenance.

With a portfolio of properties, surveys can be booked for more than one address. To discuss a number of properties, phone 07833 053749 or drop us an email.

Leverton: your questions answered

Do you cover Leverton?

Yes. Our area covers London and the South East, and Leverton is part of that. You can ring 07833 053749 or use the contact form with the address and a few details, and we’ll talk through which survey suits.

Is Leverton within the area you cover?

Yes, Leverton is covered. Our area covers London and South East England, and smaller places are part of that. Longer journeys are simply planned ahead of time.

Can you survey in bad weather?

It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions aren’t right, we will talk to you about another date.

How long will you be at the property?

It normally takes an hour or two at the house you’re buying, depending on its size and how much of the roof can be seen. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Can you inspect my roof with a drone?

Yes, where it applies and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where applicable, the Premium Survey.

Do I need a roof survey if I’m having a RICS survey?

That depends on how much you want to know about the roof. Home surveys sometimes suggest a closer look at the roof, and that’s where a roof survey helps. It doesn’t stand in for a RICS survey.

Is your roof survey a RICS survey?

No. It is a dedicated roof survey, with a written report and photographs. It does not cover the rest of the property, which a RICS survey does.
