Pre-purchase roof surveys around Upper Eddington
Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, with flat-roofed extensions, dormers and garages common everywhere. For a purchase or a newly finished roof, the materials decide which details matter most. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.
Landlords with a home close to Hungerford station may find that it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

How a pre-purchase roof survey works in Upper Eddington
A full home survey looks at the whole property, and the roof is only one part of it. We do not offer a RICS home survey, and ours isn’t a substitute for one. What it adds is a closer look at the roof alone, with photos of what we find and written recommendations. The two sit side by side. Typical surveys look at old water stains in the roof space and slipped or missing slates and tiles, across gutters and downpipes, natural slate and clay and concrete tiles.
Being in a small place like Upper Eddington makes no difference to the inspection itself: the journey, parking and access are simply agreed in advance. Mention any outbuildings, barns or garages with roofs you’d like looked at when booking. Buyers and owners of new roofs get the same approach as anywhere. Visits can be booked seven days a week.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Can I check my roof myself?
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
Different roofs, different checks
Natural slate
Many older homes in London and South East England have slate roofs. We check for slipped, cracked and missing slates, plus the metal clips that show earlier patching.
Clay and concrete tiles
Tiled roofs often last half a century or longer. Cracked, slipped or missing tiles are noted, along with odd replacement tiles that hint at earlier leaks.
Upper Eddington: your questions answered
Does a conservation area affect roof work in Upper Eddington?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.
Do you cover Upper Eddington?
Yes. We cover the whole of London and South East England, and Upper Eddington is part of that. You can call 07833 053749 or email us with the address and a few details.
Do you need to go inside the property?
If it can be arranged, yes. Inside, the loft shows leaks, damp timbers and the underlay. If access isn’t possible, we note it in the report.
What if it rains on the day?
Light rain does not normally stop a survey. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we will agree a new date if the weather isn’t suitable.
Which days do you carry out surveys?
Surveys run on any day of the week. To arrange a date, ring 07833 053749 or drop us an email.
Do I need a roof survey if I’m having a RICS survey?
It depends on the roof and how confident you want to be. Home surveys sometimes suggest a closer look at the roof, and that’s where a roof survey helps. It isn’t a replacement for a RICS survey.
Does your survey replace a RICS home survey?
No. Our survey looks at the roof only, and it is not a RICS home survey. It works alongside a home survey.

Tips from our surveys
A little preparation and a few simple habits help. Some pointers:
- Ask when the roof was last worked on
- Look for fresh paint on upstairs ceilings at viewings
- Ask for any paperwork for recent roof work
- Share the report with your solicitor
With the findings in hand, you can talk to the seller or their agent. You might ask for the work to be done before completion, or ask to adjust the price. What happens next is your decision and the seller’s, and we cannot promise any result.
Chimneys and flashings need watching. Look for leaning pots, missing mortar and lifted lead. A pair of binoculars from the garden shows a lot.
What happens if roof problems are left?
A slow leak can go unnoticed for months. Damp can spread into timbers and ceilings before anyone sees a mark. Finding the cause at the survey stage means you know about it from day one. For an older or listed building in a place like Upper Eddington, repairs may need matching materials and consent, so leaving a defect until it’s urgent leaves less time to plan.

What we do, step by step
Every visit follows the same pattern: we listen to what’s been worrying you, inspect the roof from every safe vantage point, take photos as we go and make notes for the report. Most visits take about one to two hours at a typical home, and about three to four hours for a commercial roof. Somewhere like Upper Eddington needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect what can safely be seen, inside and out.
- After your offer is agreed, you book and share your timetable.
- Access to the house and the roof space is agreed ahead of time.
- We start outside, looking at the roof from the ground and from vantage points.
- Inside, we check the roof space and look at the roof from windows.
- The report is emailed with photos and recommendations, ready to use before exchange.
Before the survey
- If you’re buying, let the agent know when we’re coming
- Keep pets out of the way during the survey
- Dig out any old roof reports or invoices

Common roof problems in Upper Eddington
Buildings put up or refurbished before 2000 may contain asbestos. It is often found in cement sheets, soffits and flue pipes. We don’t test for it or carry out asbestos surveys, but we flag materials that might so a specialist asbestos surveyor can check before anything is disturbed.
It is worth booking a survey if you’ve seen:
- Chimney mortar that has eroded
- Ponding, blisters or splits on a flat roof
- Bitumen or mortar used in place of proper repairs
- Lead that has worked loose at a wall or chimney
For an older house near a landmark such as Hungerford Methodist Church, the roof may have had decades of patch repairs, and the survey shows where they are.
Questions to ask before booking
- Whether you can ask questions once you have the report
- What exactly goes into their report
- Whether any drone flown is registered with the CAA
- Whether the roof space is looked at, where there is one
