Flat Roof Survey in Ecchinswell
Need a flat roof survey in Ecchinswell? We can help, with a written report you can act on. Weekday and weekend visits available.
- A sagging deck under the covering
- Edge trims that have lifted or split
- Blisters and bubbles in the covering
Signs you need a flat roof survey in Ecchinswell
Flat roofs swing between hot and cold more than most parts of a building. This constant movement works at laps, seams and board joints, which can open splits and cracks over the years. Older coverings that have lost their flexibility are the most likely to suffer.
Common reasons to book include:
- Loose or cracked edge trims
- Pools of water lying on the roof
- Blistering in felt or asphalt
- Water getting in at rooflights
Take a building like Ecchinswell and Sydmonton Church of England Primary School: large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.
Choosing a roof surveyor
- Which limits apply to the survey
- Their track record with similar roofs
- Whether the loft is part of the inspection
- Will the report include photos?
About our flat roof survey in Ecchinswell
Our flat roof survey checks the waterproof covering and every detail around it, from edges and upstands to outlets and rooflights. We cover felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply roofs. We survey extension, garage and dormer roofs as well as bigger roofs on flats, offices and units. The findings go into a written report with photos, setting out the defects and what we’d recommend. We are often asked to look into damaged trims at the roof edge and failed upstands where the roof meets a wall, across single-ply membranes, EPDM rubber and upstands and outlets.
Older buildings in small places like Ecchinswell may be listed or in a conservation area, which can shape what a new flat roof may look like. If you are planning work, check with the council first. Finding out what state the roof is in gives you the facts to plan with. Listed building consent is needed for changes that affect a listed building’s special interest.
The report records the flat roof as we found it on the day. It is useful straight away, and a good reference for later, like when you want to compare after future work.

When you need someone else
A survey is a careful look at the flat roof, but it can’t do everything. Its limits include:
- Parts of the roof that aren’t safe to walk on or view
- Asbestos testing, which needs a specialist asbestos surveyor
- An exact number of years the roof has left
If you’re not sure which survey you need, ring 07833 053749 or drop us an email and we’ll give you a straight answer. The full list of what we check.

What happens on the day
When we arrive, we start by asking what you’ve noticed and what you need to know. We then inspect everything that can safely be seen, using the ground, windows, the loft and a drone where it applies. The survey usually takes about 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Older roofs in small places like Ecchinswell can have low, tight loft spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.
- You let us know about the roof, its covering if you know it, and any leaks.
- The roof is inspected from safe viewpoints, and from the roof itself where that’s safe.
- The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
- Inside, we look for damp and staining under the roof where there’s access.
- We send a written report with photos, the defects we found and what we recommend.
Before the survey
- Point out any leaks or damp patches
- If it isn’t your property yet, arrange access through the agent
- Keep pets in another room

Advice
Rented homes, blocks and businesses
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.
Letting agents can arrange access with tenants, at a time agreed ahead of time. We survey on weekdays and at weekends, which can make access easier.

Ecchinswell: your questions answered
Do you cover Ecchinswell?
Yes, Ecchinswell is one of the places we work. The survey and report are the same in Ecchinswell as anywhere else.
How do I find out if my home in Ecchinswell is listed?
We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Is ponding on a flat roof a problem?
Ponding is worth looking into. It can point to blocked outlets, poor falls or a deck that is sagging, and water that sits wears the covering sooner. We record where it sits and the likely cause.
Do you go up onto the roof?
Only where it’s safe to do so. If not, we use safe viewpoints and look inside, and we note any area we couldn’t see. Fragile surfaces are never walked on.
How long have you been surveying roofs?
We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys across London and South East England.
Do you use drones?
Yes, where applicable and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where it applies, the Premium Survey.
Can you test old roof sheets for asbestos?
We don’t test for asbestos. If we see materials that could contain it, such as cement sheets on a building from before 2000, we flag them and recommend a specialist asbestos surveyor.
Local flat roofs in Ecchinswell
Historic houses like Highclere Castle, about 3.4 miles west, show how far back building in the area around Ecchinswell goes. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, and flat-roofed additions turn up almost everywhere. Next to the main roofs there’s usually a flat roof somewhere, whether on an extension, a garage or a commercial unit.
If your house is among the older ones in the streets near Church of St Lawrence, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear. Landlords with a home close to Thatcham station may find that a flat roof over a rented flat is easy to forget until the tenant reports a leak.

Checking the roof from the ground
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.
You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.
