What you can safely check yourself

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

What you can’t do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That is where a survey comes in.

About our chimney survey in Aldermaston

Each stack is looked at from the safest viewpoints available: the ground, nearby windows and higher points, and the roof space where it is safe. With our Premium Survey, a drone inspection is included where applicable. If we can’t see part of the stack, the report makes that clear. Each defect is recorded with a photo and a plain description. If you are worried about cracked or missing flaunching and frost-damaged brickwork on the stack, a survey will tell you what’s going on, on shared and party-wall stacks, brick chimney stacks and chimney pots and cowls alike.

Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

Tips that help

Small things make a difference. Some pointers:

  • Check your stacks from ground level after strong winds
  • Book a sweep for flues that are in use
  • Keep the report to compare against at the next survey
  • Photograph damp patches with the date

After the visit, we write up the report with photos of each stack. It explains the condition of each part of the stack and any damp inside. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Check fixings on the stack are sound, and moved if they’re working it loose. Less load on the stack means less strain in wind.

When you need someone else

A survey is a proper look at the chimney stack, but it can’t do everything. The main limits are:

  • Whether the flue is safe to use
  • A structural engineer’s assessment
  • Areas we cannot view from safe positions

Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we’ll tell you before you book. What our survey covers.

FAQs for Aldermaston

How do I find out if my home in Aldermaston is listed?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Will you come out to Aldermaston?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Can you give me structural calculations?

No. Visible signs such as deflection or sagging are recorded, but we do not provide calculations or an engineer’s opinion. If one is needed, the report says so.

Does this replace a RICS home survey?

No. We look at the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

How quickly is the report sent?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed.

How long does the survey take?

Time on site depends on the roof, but most surveys take between one and two hours for most homes, a little longer where there are several stacks. The written report follows by email.

What’s in the survey report?

It works through the roof part by part, in writing and with photos, finishing with recommendations. Points are put with the most urgent first where relevant.

How we price chimney surveys

A few things affect what a survey costs:

  • The size of the roof
  • How tall the building is and how easy the roof is to see
  • Commercial roofs and larger buildings
  • How complicated the roof is, with its valleys, chimneys and parapets

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before you book.

What we need to know

To price your survey accurately, we will ask about:

  • What made you get in touch
  • Where water is showing inside, if it is
  • What kind of property and roof it is
  • Dates you’re working to, such as exchange

Our price is from £150, including VAT. What you pay depends on the roof’s size, access and the package, so ring 07833 053749 or drop us an email with the details.

The survey, step by step

Every visit follows the same pattern: we listen to what’s been worrying you, look at the roof from every safe viewpoint, photograph what we find and record our findings for the written report. It normally takes about one to two hours for most homes, a little longer where there are several stacks. Rural addresses near Aldermaston can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. We start with the details: how many stacks, whether any are shared and any signs of damp.
  2. We inspect each stack from safe viewpoints outside.
  3. We check and photograph the pots, cowls, flaunching, pointing and flashings.
  4. Where there is safe access, we check the stack in the loft and the chimney breasts for damp.
  5. We send a written report with photos, the defects found and what we recommend.

How to prepare

  • Find any records of previous roof work
  • Mention any parking restrictions on your street
  • Unlock side gates and any roof access doors

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.

Aldermaston homes and their roofs

Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. If your home is older, it’s worth knowing whether it’s listed or in a conservation area before planning roof work. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.

If you look after a building like Aldermaston C.E. Primary School, a written record of a large roof helps plan work for the holidays rather than in term time. Homes near green spaces such as Padworth Common Local Nature Reserve can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching. For landlords with property near Aldermaston station, the gap between tenancies is a good time to have the roof looked at.
