About our chimney survey in Chaddleworth

A chimney survey looks at the stack and everything around it: the pots and cowls, the flaunching on top, the pointing, the brickwork and the flashings where it meets the roof. Inside, we check chimney breasts and the stack in the loft where it is safe to reach. The findings come in a written report with photos and recommendations. We survey single stacks on houses and groups of stacks on bigger buildings. We survey shared and party-wall stacks, flaunching and brick chimney stacks, and the problems we’re asked to look at most are cracked or missing flaunching and bricks with flaking faces.

Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.

What you get is a clear record of the chimney stack on the day we saw it. It is useful straight away, and a good reference for later.

The survey, step by step

After the inspection, everything we found is written up in a report with photos. As for time on site, it typically takes about 1–2 hours on an ordinary house, and about three to four hours for a commercial roof. For a village or hamlet like Chaddleworth, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect whatever is safely visible, inside and out.

  1. You let us know whether any stacks are shared, unused or leaning.
  2. The flashings and the roof around each chimney are inspected.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. Any lean, spalling or worn pointing is recorded.
  5. You receive a written report setting out what needs attention first.

Tips that help

You don’t need to be a roofer to help. What helps most:

  • Leave close inspection to people with safe access
  • Glance at the stacks from the street now and then
  • Keep track of stains on chimney breasts
  • Check fixings on the stack are secure

If the stack is shared, you can pass the report to your neighbour. The photos show the problem and which side it is on, as far as we could see.

Check your stacks from the street or garden after a storm. Binoculars help you spot loose pots, missing mortar or lifted flashings.

What a survey costs

Not every roof costs the same to survey, for these reasons:

  • How tall the building is and how easy the roof is to see
  • How many separate roofs there are, like extensions, dormers and garages
  • Features like valleys, chimneys, dormers and parapets
  • Whether thermal imaging or a drone is needed

Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we’ll tell you which fits.

What we need to know

These details help when you get in touch:

  • Where any leaks, stains or damp patches show inside
  • Any deadline, such as an exchange date
  • The address and postcode of the property
  • Whether there is a loft hatch, a shared roof or tricky access

If you have photos of the roof, send them over. Take them safely from ground level or a window; never climb up to get a better view. To get started, ring 07833 053749 or email us.

Chaddleworth: your questions answered

Do you cover Chaddleworth?

Yes, Chaddleworth is within the area we cover. Our area covers London and South East England. Just phone 07833 053749 or send us an email and let us know about the property.

Does a conservation area affect roof work in Chaddleworth?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Can you survey at the weekend?

We survey on any day from Monday to Sunday, during the day. Just say which days work for you.

How long will you be at the property?

It normally takes roughly 1–2 hours at a house, as part of a look at the roof around the stack. The written report follows by email, on the timescale of your package.

When does the report arrive?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email.

Will you check the chimney is safe to use with a fire?

No. A flue inspection, sweep or gas safety check is a separate job. We check the stack, pots, flaunching, pointing and flashings, and damp inside, and we’ll say if anything suggests the flue needs checking.

What happens after the survey?

You will receive the report by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

What we cannot see

Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:

  • Checks on boilers, fires or their flues
  • Hidden damage within the stack
  • Structural calculations for a leaning stack

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we will tell you before booking. The full list of what we check.

Roof types and parts we check

  • Lead flashings
  • Chimney pots and cowls
  • Chimney breasts
  • Flaunching
  • Brick chimney stacks
  • Shared and party-wall stacks

Can I check my roof myself?

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

Chimney surveys in Chaddleworth: local notes

Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. If your home is older, it’s worth knowing whether it is listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.

For an older house near a landmark like Church of St Andrew, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Anyone responsible for a site like Chaddleworth St Andrew's C.E. Primary School will know that a written record of a large roof helps plan work for the holidays rather than in term time.

Chimney breasts and the loft

If a chimney breast has been removed below, we note what we can see of the support above. Confirming the support is a job for a structural engineer.

Lead flashings

Flashings can lift in wind or pull out of their mortar joints. We photograph any we find that look loose or damaged.
