Chimney survey in East Ilsley

Redundant chimneys are common, especially where fires have been replaced by central heating. A disused stack still needs looking after. Capping a stack without ventilation can trap moisture and lead to damp inside. Our survey looks at how each unused stack has been capped and checks the breasts for damp. The report sets out what we found and what we recommend. We are frequently asked to look into lifted or split lead flashings and signs that a stack is leaning, across chimney pots and cowls, chimney breasts and brick chimney stacks.

In a small place like East Ilsley, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

What we do, step by step

Once we’ve finished looking, we write up our findings in a report with photos, emailed to you. On timing, it normally takes about one to two hours at most homes, and about three to four hours for a commercial roof. Rural addresses near East Ilsley can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. First we talk through the stacks, their history and any problems.
  2. Each stack is inspected from safe positions outside.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. Inside, the chimney breasts and the loft are checked for damp where there’s access.
  5. You get a written report with photos and recommendations by email.

Before the survey

  • Gather any invoices or paperwork from past roof work
  • Note where any stains or damp appear
  • Mention any parking restrictions on your street

How we price chimney surveys

Prices always include VAT. What changes the price is:

  • Commercial roofs and larger buildings
  • The height of the building and how the roof can safely be seen
  • Chimneys, valleys, parapets and other details
  • Which survey package you book

Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT, and we will tell you which fits.

What to let us know when you contact us

To price your survey accurately, we’ll ask about:

  • Why you want a survey: buying, a leak, a storm or new work
  • Access details, such as a loft hatch or a shared roof
  • Where water is showing inside, if it is
  • Any deadline, such as an exchange date

We survey roofs on weekdays and at weekends. To arrange a day that suits you, call 07833 053749 or send us an email.

Leave it or get it looked at?

Loose pots and bricks on a stack are a safety concern. Finding them early means they can be dealt with before they come down by a suitable contractor. In a place like East Ilsley, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

Roofs, chimneys and gutters in East Ilsley

Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Knowing the covering helps explain which parts of a roof are likely to need work first. Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there.

Anyone responsible for a site like The Ilsleys Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

When to book a survey in East Ilsley

TV aerials, satellite dishes and their brackets are frequently fixed to chimneys. The extra load in wind can work bricks and joints loose. We check fixings on the stack as part of the survey.

A survey can pick up problems such as:

  • Pots or cowls that look unsafe
  • Staining on walls around the chimney
  • A chimney out of line
  • Unused flues sealed without airflow

Take an older house close to Church of St Mary: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

What to check before booking

  • How much experience they have with roofs like yours
  • Whether the price includes VAT
  • Whether they hold professional indemnity and public liability insurance
  • Will the report include photos?

What’s in a roof survey

Tips from our surveys

There is plenty you can do without going near the roof. What helps most:

  • Find out whether changes to a stack need permission
  • Use the report as a baseline for future checks
  • Check unused flues are capped with ventilation
  • Don’t use a ladder to reach the stack yourself

If the stack is shared, you can pass the report to your neighbour. The photos show the problem and which side it’s on from the viewpoints we used.

Get small mortar repairs done while they’re small. It is far simpler than rebuilding a stack later.

Common questions in East Ilsley

Do you carry out roof surveys in East Ilsley?

We do. The survey and report are the same in East Ilsley as anywhere else.

How do I find out if my home in East Ilsley is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Do you test for asbestos?

No. Asbestos surveys and testing aren’t part of what we do. We flag materials that could contain asbestos, like cement sheets or soffits on pre-2000 buildings, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Is this a RICS survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

What’s the best way to book?

The quickest way is to phone 07833 053749 or email us. Give us the address and a few details about the roof, and we will take it from there. We survey on weekdays and at weekends.

Can you inspect my roof with a drone?

Where it helps and it is safe, yes. Flights depend on the weather on the day and airspace rules. We hold a CAA Flyer ID and Operator ID.

Can you find out why my chimney breast is damp?

Damp on a chimney breast typically means water is getting into the stack, or moisture is trapped inside it. The survey looks at the stack, the flashings and the capping, and record what we find.
