Chimney survey in Stratfield Mortimer: what you get
Each stack is looked at from the safest viewpoints available: the ground, nearby windows and higher points, and the roof space where it is safe. A drone inspection is part of our Premium Survey where it applies. Where part of a stack can’t be seen, the report says so. Each defect is recorded with a photo and a plain description. Common reasons to book are frost-damaged brickwork on the stack and lifted or split lead flashings, across chimney pots and cowls, shared and party-wall stacks and brick chimney stacks.
Older buildings in small places like Stratfield Mortimer may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are frequently matched when work is done.
The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

What a chimney survey does not cover
We only report what can safely be seen on the day, so there are some things a survey cannot cover:
- Whether a stack needs rebuilding on structural grounds
- Whether the flue is safe to use
- Areas we cannot view from safe positions
Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we’ll tell you before you book. What our survey covers.
What this survey covers

- Brick chimney stacks

- Shared and party-wall stacks
Different roofs, different checks
Brick stacks
Older brick stacks often have soft lime mortar. Repairs should suit the original materials, which we mention where relevant.
Lead flashings
Over time, lead can lift or come away from the brickwork. We photograph any we find that look loose or damaged.
Do you need a chimney survey in Stratfield Mortimer?
Stacks that were used for open fires for many years can weaken from the inside. Flue gases and damp can break down the mortar, sometimes more on one side than the other, which is one reason stacks start to lean.
Signs worth acting on include:
- Damp patches on chimney breasts
- Disused chimneys trapping moisture
- Gaps where the stack meets the roof
- A chimney out of line
Landlords with a home close to Mortimer station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.
What to check before booking
- Whether any drone flown is registered with the CAA
- What’s outside the scope of the survey
- Whether the price includes VAT
- Their track record with similar roofs

Stratfield Mortimer: your questions answered
Can a landlord with a rental near Mortimer station book a roof survey?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can ring 07833 053749 or drop us an email with the address and what you need.
Do you cover smaller places like Stratfield Mortimer?
We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Is a chimney survey the same as a flue inspection?
No. We survey the stack and its weathering, not the flue. The flue should be checked by a sweep, or by a Gas Safe registered engineer for gas appliances.
Do you climb onto every roof?
Not always. Safety comes first, and fragile or steep roofs cannot always be walked on. We use safe viewpoints, the roof space and a drone where applicable, and the report records anything we couldn’t see.
What does the report include?
It works through the roof part by part, in writing and with photos, and ends with what we recommend. The most urgent items are made clear.
What insurance do you have?
We’re covered by professional indemnity and public liability insurance, for every survey we carry out.
Can you survey at the weekend?
Surveys run on any day of the week. To arrange a date, ring 07833 053749 or drop us an email.
How it works
We look at the roof from outside and, where it is relevant and there’s safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit usually takes an hour or two for a house; commercial roofs usually need 3–4 hours. In a hamlet or village like Stratfield Mortimer, a postcode doesn’t always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.
- We start with the details: how many stacks, whether any are shared and any signs of damp.
- Each chimney is viewed from wherever it can safely be seen.
- Every part we can see is checked: pots, cowls, flaunching, pointing, bricks and flashings.
- We check the chimney breasts and the stack in the loft space where we can reach them.
- We send a written report with photos, the defects found and what we recommend.
Getting ready for the survey
- Have any questions written down, so nothing gets missed
- Make sure the loft hatch can be reached
- Dig out any old roof reports or invoices

Roofs, chimneys and gutters in Stratfield Mortimer
Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, and flat-roofed additions turn up almost everywhere. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Stratfield Saye House, about 2.7 miles south-east, is one of the historic houses in the wider area around Stratfield Mortimer. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.
For an older house near a landmark such as Saint John The Evangelist, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you look after a building such as Mortimer St Mary's C.E. Junior School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.
