  • Anything beyond the roof, which a full home survey covers
  • What’s under the slates, tiles or felt

  • Flat-roofed extensions and dormers
  • Chimney stacks
  • Clay and concrete tiles
  • Gutters and downpipes
  • Lead flashings and valleys
  • The roof space

About our pre-purchase roof survey in Stratfield Mortimer

A full home survey looks at the whole property, and the roof is only one part of it. We do not offer a RICS home survey, and ours isn’t a substitute for one. It adds a focused look at the roof on its own, with photos of what we find and written recommendations. The two sit side by side. We are often asked to look into chimney mortar that has eroded and patch repairs that may hide an ongoing problem, on lead flashings and valleys, natural slate and flat-roofed extensions and dormers.

Older buildings in small places like Stratfield Mortimer may be listed or in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. Whether you are buying or signing off new roofing, it is worth knowing where you stand, as well as what condition the roof is in. England has around 10,000 conservation areas and about 500,000 listed buildings.

Findings are set out part by part, from the main slopes down to the gutters and outlets, with a note and a photo for each point. It records what’s sound as well as what isn’t.

What happens on the day

The visit has one job: to look at the roof as closely as is safe and record what we find. Notes and photos go into the written report. It normally takes about 1–2 hours at a typical house, with time for the loft where it can be reached. For a village or hamlet like Stratfield Mortimer, the journey is planned in advance: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it is safe.

  1. Once your offer is accepted, you tell us the address and when you hope to exchange.
  2. Access to the house and the loft space is agreed ahead of time.
  3. We start outside, looking at the roof from the ground and from vantage points.
  4. We then look from upstairs windows and inside the loft where it is safe.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

Before and after the survey

Over many surveys, some simple habits stand out as worth the effort:

  • Pass the findings to your conveyancer
  • Look for fresh paint on upstairs ceilings at viewings
  • Ask when the roof was last worked on
  • Mention any deadline when you contact us

After you move in, keep the report somewhere safe. Deal with the urgent items first, and use the photos as a record of how the roof looked when you bought. The Premium Survey includes a 12-month follow-up.

Once you’ve moved in, keep gutters, valleys and outlets clear, especially after autumn. Overflowing water is behind a lot of damp. Use a gutter contractor rather than going up a ladder yourself.

Surveys for landlords and agents in Stratfield Mortimer

If the property is let, the agent or a tenant can let us in, at a time agreed ahead of time. Surveys run on any day of the week, which helps when tenants work during the week.

Letting agents often book on a landlord’s behalf, and the report can go to both. Access is agreed with the tenant beforehand.

Signs you need a pre-purchase roof survey in Stratfield Mortimer

Viewings rarely include a proper look at the roof. You walk round the rooms, but the roof stays out of sight, and a quick glance from the street misses a lot. Fresh decoration can also cover the marks an old leak left behind, which is why buyers book a closer look before committing.

Typical things we are asked to look at include:

  • Blistered or split felt on a flat roof
  • Loose pots and cracked flaunching
  • Patch repairs that may hide an ongoing problem
  • Old water stains in the roof space

Landlords with a home close to Mortimer station may find that the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

What to check before booking

  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • Whether VAT is added on top
  • What follow-up you get after the report
  • What they won’t be able to tell you

What a roof survey includes

What we look for on each type of roof

Lead flashings and valleys

Many leaks start at a flashing, so we check each one closely. We photograph any that need work.

Flat roofs

Ponding, blistering, splits and worn upstands are the usual warning signs. Blocked outlets are checked as well, and we say what we see from wherever is safe.

Your questions about pre-purchase roof surveys in Stratfield Mortimer

Does a conservation area affect roof work in Stratfield Mortimer?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

Will you come out to Stratfield Mortimer?

Yes, Stratfield Mortimer is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and sampling aren’t something we do. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.

Are you insured?

Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.

Will the roof report help me negotiate with the seller?

Yes, you can. The report sets out what we found, with photos, so you can raise them with the seller or their agent. We cannot promise how the seller will respond.

Is this the same as a RICS Level 2 or Level 3 survey?

No. It’s a dedicated roof survey, with a written report and photographs. It is not a RICS survey and does not cover the rest of the house.

Does someone need to be in?

If the survey includes the loft or the inside of the building, someone needs to let us in. We’ll talk about access when you book.
