Chimney surveys in Brimpton Common

How a chimney survey works in Brimpton Common

Our survey covers the structure of the stack and its weathering details. It isn’t a flue inspection, a sweep or a gas safety check. If you use a fire or a gas appliance, the flue should be checked by a sweep or a Gas Safe registered engineer as appropriate. We’ll tell you if we see anything that suggests they should take a look. We survey chimney breasts, lead flashings and shared and party-wall stacks, and the problems we’re asked to look at most are bricks with flaking faces and redundant stacks capped without ventilation.

Older buildings in small places like Brimpton Common may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.

It is not only a list of defects. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

Brimpton Common questions

Will you come out to Brimpton Common?

Yes, we do. We survey roofs across London and the South East, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

Can a landlord with a rental near Midgham station book a roof survey?

Yes, landlords and agents are among the people we work for. Just call 07833 053749 or email us with the details.

I live in a flat. Can you survey the roof?

Yes, if whoever owns or manages the building agrees access. We look at the parts we’re given access to.

Can you survey in bad weather?

Light rain is typically fine; heavy rain and wind are different. In high wind or heavy rain, a drone can’t fly and access may not be safe, and we’d agree another day.

Should a redundant chimney be removed?

There is no single answer. The survey shows its condition and how it’s been capped. In a conservation area or on a listed building, changes may need consent.

How can you see the top of the stack?

We inspect from wherever is safe: the ground, nearby windows and higher points, and the roof space. A drone inspection is included in our Premium Survey where it applies. We note anything we couldn’t see.

Is this a RICS survey?

No. We look at the roof, not the whole building, so it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

What we do, step by step

Photos are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. Most surveys take about one to two hours on an ordinary house, and more on a big or complicated roof. Cottages and farmhouses around Brimpton Common frequently have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely, and anything we cannot see is noted.

  1. You tell us how many stacks there are and any damp or problems you’ve noticed.
  2. The stacks are looked at from ground level, from windows and from other safe vantage points.
  3. Every part we can see is looked at: pots, cowls, flaunching, pointing, bricks and flashings.
  4. We check the chimney breasts and the stack in the roof space where we can reach them.
  5. You get a written report with photos and our recommendations.

Before we arrive

  • Let us know about any leaks, stains or damp patches you know of
  • If you are buying, let the agent know when we’re coming
  • For flats, make sure roof access has been agreed

Getting a price

Our price is from £150, including VAT. The exact figure depends on the roof and the package, so ring 07833 053749 or send us an email with the details.

Can I check my roof myself?

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking.

Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.

Do you need a chimney survey in Brimpton Common?

Stacks that were used for open fires for many years can weaken from the inside. Flue gases and damp can break down the mortar, sometimes more on one side than the other, which can make a stack lean.

These are some of the problems a survey can pick up:

  • Unused flues sealed without airflow
  • Mortar washing out of the joints
  • Loose, cracked or missing pots
  • Signs that a stack is leaning

If your house is among the older ones in the streets near Church of St Nicholas, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Choosing a roof surveyor

  • When you will get the report
  • What’s outside the scope of the survey
  • How long they’ve been surveying roofs
  • Whether you can ask questions once you have the report

What’s in a roof survey

Chimney surveys around Brimpton Common

Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles, and flat-roofed additions turn up almost everywhere. Whichever you have, the details that tend to fail before the covering itself get the closest look. Before planning roof work on an older home, find out whether it’s listed or in a conservation area. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.

Anyone responsible for a site like The Hurst School will know that large buildings have long gutter runs and big roofs that need checking like any other. Landlords with a home close to Midgham station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

What we look for on each type of roof

Brick stacks

Many older stacks were built with lime mortar. We note where repairs should match the original mortar.

Chimney breasts and the loft

Where a breast has been taken out, we look at what supports the stack. Confirming the support is a job for a structural engineer.

What we cannot see

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Structural calculations for a leaning stack
  • Whether a gas appliance or its flue is safe
  • Conditions inside walls

If you’re not sure which survey you need, ring 07833 053749 or drop us an email and we will give you a straight answer. What our survey covers.
