About our chimney survey in Inhurst

Damp on a chimney breast can have several causes. Water may be getting in at the top through cracked flaunching or an uncapped pot, through the brickwork, or at the flashings. Moisture trapped inside a stack with no ventilation can also cause damp. We look at each possibility and record what we find. That points the work in the right direction. If you’re worried about bricks with flaking faces and cracked or missing flaunching, a survey will tell you what’s going on, on flaunching, chimney pots and cowls and brick chimney stacks alike.

In a small place like Inhurst, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. Lead flashings and old chimney stacks are frequently where weather gets in first.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

What affects the price in Inhurst

Every roof is different, so prices are confirmed before booking. This is what makes a difference:

  • Extensions, dormers and garages with roofs of their own
  • Whether it’s a home or a commercial building
  • Features like valleys, chimneys, dormers and parapets
  • How big the roof is

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. Size, height and access can affect the price too.

What we need to know

If you can, have these to hand when you get in touch:

  • Why you want a survey: buying, a leak, a storm or new work
  • Any marks or damp showing indoors
  • Photos of the roof, taken safely from ground level or a window
  • The property’s address and postcode

Unsure which package suits your roof? The easiest way is to call 07833 053749 or drop us an email and describe the roof and what’s worrying you. We will talk you through the options and what they cost.

What we do, step by step

We look at the roof from outside and, where it is relevant and there’s safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey usually takes about one to two hours for most houses, though large, tall or awkward roofs take more time. Somewhere like Inhurst needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect what can safely be seen, inside and out.

  1. You let us know whether any stacks are shared, unused or leaning.
  2. We check the roof around each stack, including the flashings.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. Any lean, spalling or worn pointing is recorded.
  5. You receive a written report setting out what needs attention first.

Preparing for the visit

  • Let us know about parking before the day
  • Show us where any leaks or stains appear
  • If it is not your property yet, arrange access through the agent

Booking a survey

If you have photos of the roof, send them over. Take them safely from the ground or a window, and please don’t climb up for a closer look. To send them or to book, phone 07833 053749 or send us an email.

When you need someone else

Before you book, it is worth knowing what a survey will not do:

  • Flue inspections or sweeping
  • What’s inside the brickwork or behind render, without opening up
  • Hidden sides of a shared stack

Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we’ll tell you before booking. What our survey covers.

Common roof problems in Inhurst

The flaunching on top of a stack holds the pots in place and sheds water. Once it cracks, water gets in and frost makes the cracks bigger. In time, the pots can become loose.

Here are some of the things we see frequently:

  • Spalled or crumbling bricks
  • Loose, cracked or missing pots
  • Signs that a stack is leaning
  • Flaunching that has broken away

If you let a flat or house near Midgham station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Inhurst questions

I let a flat near Midgham station. Can you check the roof?

Yes, that is a common request. We just need to know who will give access, and the report can go straight to you or your agent.

Does a conservation area affect roof work in Inhurst?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

How soon will I get the report?

That depends on the survey you book: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. Reports are sent by email.

Does someone need to be in?

It depends on what we need to see. For inside areas and the roof space, someone has to give us access; we’ll agree the details when you book.

Can you survey a chimney stack we share with next door?

Yes. We check the parts we can see safely and the parts you can give us access to. If a defect seems to be on your neighbour’s side, the report records it and you can raise it with them.

Do you use drones?

Yes, where it is applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

How long does the survey take?

Most surveys take about 1–2 hours for most homes, a little longer where there are several stacks. We will confirm the timing when booking.

What a chimney survey looks like in Inhurst

A number of Hampshire villages keep thatched roofs on their older buildings. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand, before anyone quotes for re-roofing.

If you live in an older home near Saint Mary's Church, old fixings, lead flashings and tall chimneys are typical of older roofs. Anyone responsible for a site like The Hurst School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Why get it checked now?

Most people never get a proper look at their chimney stacks. Defects tend to go unseen until there’s a stain. A survey gives you a clear picture before that happens. In a small place like Inhurst, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.
