Pre-purchase roof surveys for homes and businesses in Brimpton Common
The roof is one of the most expensive parts of a home to repair, and one of the hardest for a buyer to see. A pre-purchase roof survey looks at it closely before you are tied in. We look at the slates or tiles, the ridges and valleys, the flashings, the chimneys and the gutters, and the loft space where it is safe to get in. The findings come in a written report with photos. We survey clay and concrete tiles, natural slate and chimney stacks, and people most frequently book us about standing water on a flat extension roof and roof slopes that look uneven or sagging.
Some older homes in villages like Brimpton Common are listed or sit in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. For a buyer or someone with a newly finished roof, it’s worth knowing which applies, as well as what condition the roof is in. There are about 500,000 listed buildings and around 10,000 conservation areas in England.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Do you need a pre-purchase roof survey in Brimpton Common?
Gutter problems often look minor from the street. Overflowing water soaks walls and can rot the timber behind. Valley and parapet gutters can overflow inside the house. They’re part of what we check.
Most people get in touch after spotting something like this:
- Sagging ridge lines or uneven roof slopes
- Blocked or leaking gutters
- Quick fixes on flashings and valleys
- Ponding, blisters or splits on a flat roof
If you let a flat or house near Midgham station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.
Choosing a roof surveyor
- Are they insured for the work?
- Is VAT included in the price?
- Whether the loft is part of the inspection
- How much experience they have with roofs like yours

What happens on the day
Once we have finished looking, we write up our findings in a report with photographs, emailed to you. As for time on site, it typically takes roughly 1–2 hours at a typical house, with time for the loft where it can be reached. Older rural homes like those around Brimpton Common can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely, and anything we cannot see is noted.
- After your offer is agreed, you book and share your timetable.
- Access to the house and the loft space is agreed beforehand.
- The visit begins outside, from ground level and any safe vantage points.
- Inside, we check the roof space and look at the roof from windows.
- You get a written report with photos and recommendations before you exchange.

Useful tips for Brimpton Common property owners
You don’t need to be a roofer to help. What helps most:
- Ask for any paperwork for recent roof work
- Find out whether the roof has been replaced or patched
- Ask who repairs the roof under the lease
- Ask for loft access on the day
You may want to pass the report to your solicitor or conveyancer so they can raise enquiries with the seller’s side. Past repairs, re-roofing and any records of that work are all fair questions, particularly where we’ve found patch repairs.
Keep the loft ventilated. Condensation in a roof space can look like a leak and can damage timbers over time. Avoid packing insulation into the eaves so tightly that air cannot flow.
How we price pre-purchase roof surveys
Every roof is different, so prices are confirmed before you book. These are the things that affect it:
- Features like valleys, chimneys, dormers and parapets
- Any need for thermal images or a drone flight
- The number of roofs, including extensions and garages
- The package you choose: Basic, Standard or Premium
Prices start from £150, with VAT included, for a Basic Survey. Standard is from £250 and Premium from £400. You’ll know the exact price before booking.
What we need to know
You don’t need to know any roofing terms. It’s enough to tell us:
- Dates you are working to, such as exchange
- How the loft is reached, if there is one
- The type of building and roof, such as pitched or flat
- The address and postcode of the property
Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, call 07833 053749 or drop us an email with the address and the days you’d prefer.
Should I look at the roof myself first?
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we look at the roof.
What happens if roof problems are left?
A slow leak can go unnoticed for months. Damp can spread into timbers and ceilings before anyone sees a mark. Finding the cause at the survey stage means you know about it from day one. Matching old materials, such as handmade tiles or stone slates, can take time to source. That’s one more reason to find defects before they become urgent.
We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

Questions from Brimpton Common
Is Brimpton Common within the area you cover?
Yes, Brimpton Common is covered. We survey roofs across London and the South East, from towns to the smallest villages. The journey is planned ahead, so it’s useful to know about access.
Do you cover Brimpton Common?
We do. Every survey there gets the same written report with photos.
How long does the survey visit take?
On site, it normally takes an hour or two for a house, or half a day or so for a commercial building. Report times depend on the package, from the same day for Premium to within 48 hours for Basic.
Which days do you carry out surveys?
We survey seven days a week: Monday to Friday, Saturdays and Sundays. Let us know which days suit you when booking.
Do I have to be there for the survey?
Not necessarily. If we only need the outside, we can agree that beforehand, but anything inside needs someone there to give access.
How soon is the report ready?
That depends on which survey you choose: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. Let us know your timetable when you book.
Can you survey in bad weather?
Some surveys depend on the weather more than others. Drones can’t fly safely in strong wind or a downpour, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions are not right, we’ll talk to you about another date.
Buying a home or a new roof in Brimpton Common
Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list, ideally before any re-roofing is planned. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.
If yours is one of the older homes in the streets near Church of St Nicholas, older patch repairs can hide behind a tidy front slope, and the survey looks past them.
