Pre-purchase roof survey in Heath End
Buying a flat brings its own roof questions. Depending on the lease, roof repairs may fall to the building owner or a management company. We check as much of the roof as access safely allows, and the report gives you clear points to raise with your solicitor or the managing agent. Where the building has a flat roof, it is checked as far as access allows. We survey chimney stacks, gutters and downpipes and clay and concrete tiles, and people most often book us about old water stains in the roof space and chimney mortar that has eroded.
Being in a small place like Heath End makes no difference to the inspection itself: the journey, parking and access are simply agreed in advance. If there are outbuildings with roofs you want checked, mention them as you book. Buyers and owners of new roofs get the same approach as anywhere. Weekday and weekend visits are both available.
You receive the findings by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

What a survey costs
We confirm the exact price before you book. This is what makes a difference:
- Whether you choose the Basic, Standard or Premium Survey
- How big the roof is
- House, block, shop or office
- Extra roofs, like extensions, dormers or garages
One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. Size, height and access can affect the price too.
Booking your survey
To price your survey accurately, we’ll ask about:
- Dates you are working to, such as exchange
- Whether there’s a loft hatch, a shared roof or tricky access
- What’s prompted the survey
- The style of property, from a terrace to a block
Unsure which package suits your roof? The easiest way is to ring 07833 053749 or use the contact form and describe the roof and what’s worrying you. We will talk you through the options and what they cost.
What happens on the day
There is not much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will take it from there. A typical survey takes roughly 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. Older roofs in small places like Heath End can have low, tight loft spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.
- Once your offer has been accepted, you book and give us the address and your timescale.
- Access is arranged through you, the agent or the seller.
- The roof is inspected from each safe vantage point, inside and out.
- Each part of the roof is examined and photographed.
- Your report arrives by email, with photos and recommendations prioritised by urgency.
Before we arrive
- Unlock side gates and any roof access doors
- For flats, make sure roof access has been agreed
- Let us know where we can park nearby

Heath End homes and their roofs
Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying. Thatch survives on some older buildings in Hampshire’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. For a purchase or a newly finished roof, the materials decide which details matter most.
For an older house near a landmark such as Saint Mary's Church, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.
Heath End is about 1 mile west of Tadley, in Hampshire. Surveys in Heath End work the same way as everywhere we cover: a careful inspection, photos and a written report. Our Hampshire coverage includes Heath End. We also survey roofs in Reading.

Heath End questions
How do I find out if my home in Heath End is listed?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Do you cover smaller places like Heath End?
Yes, Heath End is covered. We survey roofs across London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Is your roof survey a RICS survey?
No. It is a roof survey by an experienced roof surveyor, with a written report and photographs. It is not a RICS survey and does not cover the rest of the house.
How long will you be at the property?
Allow about 1–2 hours at a typical house, with time for the loft where it can be reached. We’ll confirm what to expect when we arrange the visit.
Do you survey roofs on blocks of flats?
Yes, if whoever owns or manages the building agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.
Are you insured?
Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.
What’s the best way to book?
To arrange a survey, phone 07833 053749 or email us and let us know the address and what you need to know. We will confirm the price and find a day that suits.
Leave it or get it looked at?
Once you exchange, the roof’s problems become yours. Before it, you still have choices. A survey after you’ve moved in tells you the same things, but too late to use them in the purchase. Outbuildings and barns around Heath End are easy to forget, but a failed roof there can spoil what’s stored inside. It’s worth including them in a survey before a winter does the damage.
Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, inc. VAT. We will tell you which package suits the questions you have.

Do you need a pre-purchase roof survey in Heath End?
Chimneys take the worst of the weather and they’re frequently the least maintained part of a roof. Mortar erodes, the flaunching around the pots cracks and the flashings work loose. A stack may be shared with the neighbours, which can affect how any work is arranged.
We’re often asked to look at:
- Gutters that overflow or drip at the joints
- Damp timbers or stains in the loft
- Chimney mortar that has eroded
- Flashings that have lifted or split
For landlords with property near Midgham station, it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.
Questions to ask before booking
- How they’ll see the roof: from ground level, the loft, the roof or by drone
- Whether VAT is added on top
- Whether they hold professional indemnity and public liability insurance
- What’s outside the scope of the survey
Different roofs, different checks
Flat roofs
Standing water, blisters, splits and tired upstands all point to wear. We look at outlets too, since a blocked one leaves water sitting on the roof.
Gutters and parapets
A butterfly roof drains to a central valley gutter, usually to the back of the house. If the home you’re buying has one, that gutter and its outlet get a careful look.
Checking the roof from ground level
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That is where a survey comes in, using safe viewpoints and a drone where applicable.
