Different roofs, different checks

Flaunching

The sloping mortar around the pots is called flaunching. Once it cracks, water can get straight into the brickwork.

Brick stacks

Brick stacks rely on sound pointing to keep water out. The survey looks for crumbling bricks and worn or missing mortar.

About our chimney survey in Bagnor

A leaning chimney stack is worth having looked at. Stacks can lean when mortar on one side breaks down, frequently after years of flue gases and damp. The survey notes how the stack looks, how far it seems to lean and the state of the bricks and joints. Where it may be a structural concern, we will recommend a structural engineer. Common reasons to book are flaunching that has broken away and lifted or split lead flashings, across chimney pots and cowls, chimney breasts and flaunching.

In a small place like Bagnor, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

You receive the findings by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

When to book a survey in Bagnor

Aerials and dishes are frequently fixed to stacks. Their weight and the wind on them can loosen bricks and pointing. Any fixings on the stack are checked and recorded.

Here are some of the things we see often:

  • Cracked or missing flaunching
  • Redundant stacks capped without ventilation
  • Damaged chimney pots and cowls
  • Flashings pulling away from the stack

Living close to Victoria Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall.

Useful tips for Bagnor property owners

You do not need to be a roofer to help. Here’s what helps most:

  • Check your stacks from ground level after strong winds
  • Book a sweep for flues that are in use
  • Photograph damp patches with the date
  • Ask for ventilated caps on redundant stacks

Once we’ve been, the findings are written up with photos. It explains the condition of each part of the stack and any damp inside. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Watch for damp or staining on chimney breasts. The sooner damp is spotted, the easier the cause is to find.

What we do, step by step

Safety comes first on every visit. We inspect whatever is safely visible, and anything we can’t see is noted in the report. Most visits take between one and two hours for a house, and longer for a large or complex roof. Rural addresses near Bagnor can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. First we talk through the stacks, their history and any problems.
  2. We check every stack from wherever it can be seen safely.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. Inside, the chimney breasts and the loft are checked for damp where there is access.
  5. You get a written report with photos and recommendations by email.

How to prepare

  • Have keys ready for side gates, garages or roof access doors

Advice

Chimney surveys in Bagnor: local notes

Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Whichever you have, the details that tend to fail before the covering itself get the closest look. Benham Park, about 0.8 miles west, is one of the historic houses in the wider area around Bagnor. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.

If you live in an older home near Parish Church of St Mary, its chimney, valleys and lead work are likely to be the parts that need attention first. If you let a flat or house near Newbury station, the gap between tenancies is a good time to have the roof looked at.

Bagnor is about 1 mile north-west of Newbury, in West Berkshire. Whether the building in Bagnor is a house, a flat or a commercial unit, the roof can be surveyed on a weekday or at the weekend. Across West Berkshire, we cover Bagnor and the places around it. Reading is in our area too.

We also cover Speen (1 mile south), Donnington (1 mile north-east), Speenhamland (1 mile east), Stockcross (1 mile west) and Marsh Benham (2 miles west). Within a short drive, we also cover Thatcham (4 miles east), Burghfield Common (12 miles east), Hungerford (7 miles west), Calcot (13 miles east), Lambourn (10 miles north-west) and Burghfield Hill (13 miles east).

Leave it or get it looked at?

If a stack seems to lean, do not leave it. We record its condition and recommend a structural engineer where needed, so you know where you stand. Outbuildings and barns around Bagnor are easy to forget, but a failed roof there can spoil what’s stored inside. It is worth including them in a survey before a winter does the damage.

Bagnor: your questions answered

Does a conservation area affect roof work in Bagnor?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Can a landlord with a rental near Newbury station book a roof survey?

Yes, rented property is part of what we cover. Just ring 07833 053749 or send us an email and let us know about the building, including who will give access on the day.

When does the report arrive?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and sampling are not something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.

Why is my chimney breast damp?

There are a few common causes: water getting in at the top, through the brickwork or at the flashings, or moisture trapped in a stack with no ventilation. Our survey checks each of these and records the likely cause.

How long will you be at the property?

It normally takes an hour or two at a typical home, or half a day or so for a commercial building. The written report follows by email, on the timescale of your package.

What will the report tell me?

A written report with photos, explaining the condition of the chimney stack, any defects and our recommendations. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where applicable and structural analysis.

What we can’t see

We only report what can be seen safely on the day, so there are some things a survey can’t cover:

  • Gas safety checks, which need a Gas Safe registered engineer
  • Whether a stack needs rebuilding on structural grounds
  • Hidden damage within the stack

If you’re not sure which survey you need, call 07833 053749 or email us and we’ll give you a straight answer before booking. What our survey covers.
