Chimney survey in Stanford Dingley: what you get

A damp patch on a chimney breast doesn’t always come from the same place. It might come in at the top, through worn pointing or porous bricks, or where the flashings meet the roof. Condensation inside an unventilated stack is another common cause. Our survey checks each of these and records the likely cause. You then know where to start. We survey chimney pots and cowls, chimney breasts and brick chimney stacks, and people most often book us about gaps in the mortar around the pots and redundant stacks capped without ventilation.

Somewhere as small as Stanford Dingley, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. We report on whatever is safely visible, and thatch is a specialist material. Chimneys and lead flashings on old roofs frequently need the most attention.

Findings are set out part by part, from the main slopes down to the gutters and outlets, each with a short note and a photo. It records what’s sound as well as what is not.

How it works

The visit typically starts outside and finishes in the loft: outside views come first, then the loft space if there’s safe access. All told, expect roughly 1–2 hours at a house, as part of a look at the roof around the stack. Older rural homes like those around Stanford Dingley can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. We start by noting which stacks are in use, shared or causing concern.
  2. We check the roof around each stack, including the flashings.
  3. We check the flaunching and pots on every stack.
  4. We note the brickwork, pointing and any sign of leaning.
  5. The report explains the condition and which work is most urgent.

What we can’t see

We only report everything that’s safely in view on the day, so some things are outside what a survey can do:

  • Areas we cannot view from safe positions
  • Conditions inside walls
  • Gas safety checks, which need a Gas Safe registered engineer

If in doubt, ring 07833 053749 or send us an email and we will point you to the right survey. What a survey covers and does not.

What we check

  • Lead flashings
  • Chimney pots and cowls
  • Brick chimney stacks
  • Shared and party-wall stacks
  • Flaunching
  • Chimney breasts

When to book a survey in Stanford Dingley

Many chimneys are no longer used. A stack sealed without ventilation can trap damp. Damp patches can appear on chimney breasts even when nothing is leaking.

Most people get in touch after spotting something like this:

  • Flashings pulling away from the stack
  • Cracked or missing flaunching
  • Loose, cracked or missing pots
  • Worn or missing pointing

If you let a flat or house near Aldermaston station, a dated record of the roof is useful when planning maintenance across a let.

Choosing a roof surveyor

  • Whether the inside of the roof is included
  • Their track record with similar roofs
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Whether they hold professional indemnity and public liability insurance

What’s in a roof survey

Before and after the survey

Most of what helps is simple and safe from ground level. Our suggestions:

  • Keep the report to compare against at the next survey
  • Ask about consent before removing a chimney on an older property
  • Glance at the stacks from the street now and then
  • Remove aerials or dishes from the stack if they’re no longer needed

If anything in the report is not clear, just ask us. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one.

Make sure fixings on the stack are sound and taken off if they’re no longer needed. Less load on the stack means less strain in wind.

Roofs, chimneys and gutters in Stanford Dingley

Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, and flat-roofed additions turn up almost everywhere. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years.

For an older house near a landmark such as Church of St Denys, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Your questions about chimney surveys in Stanford Dingley

Is my home in Stanford Dingley listed or in a conservation area?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Do you cover smaller places like Stanford Dingley?

Yes, Stanford Dingley is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

How do you inspect a chimney without scaffolding?

Each stack is viewed from the safest viewpoints: from ground level, windows and vantage points, and from the loft where there is access. A drone inspection is included in our Premium Survey where it applies. If part of a stack cannot be seen, the report says so.

What happens next?

We email you the written report with photographs and recommendations. It is yours to share with a seller, insurer, roofer or managing agent, whichever applies.

Does this replace a RICS home survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you will need a RICS survey as well.

Can you give me structural calculations?

No. We are experienced roof surveyors, and visible signs such as sagging are noted, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.

Do you use drones?

Yes, where it’s applicable. Whether we can fly on the day depends on the weather and the airspace rules. We hold a CAA Flyer ID and Operator ID.

What a survey costs

What a survey costs depends on the time and equipment it needs. The main factors are:

  • Whether thermal imaging or a drone is needed
  • Which survey package you book
  • The shape of the roof and its details
  • The size of the roof

Our price is from £150, including VAT. The final price depends on how big and how high the roof is, access and the package you choose.

What to let us know when you contact us

There is no need for technical words. Just let us know:

  • Pictures of the roof from a safe spot, if you have them
  • The kind of building and roof involved
  • The property’s address and postcode
  • Access details, like a loft hatch or a shared roof

A quick phone call is typically the easiest start: call 07833 053749 or drop us an email. The price is agreed before a date is set.
