Roof surveys in Stanford Dingley

Roof survey in Stanford Dingley

There is no single reason to have a roof surveyed. Some have spotted a stain or a slipped slate, while others just want to know where they stand. The approach is the same in each case: we inspect carefully and explain what we see in writing. We survey on weekdays and at weekends, so finding a time is rarely difficult. Common reasons to book are gutters that overflow in heavy rain and loose chimney pots, on flat roofs, lead flashings and ridges, hips and valleys.

Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

What you can safely check yourself

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.

What you can’t do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where it applies.

Roofs, chimneys and gutters in Stanford Dingley

Basildon Park, about 4.5 miles north-east, is one of the historic houses in the wider area around Stanford Dingley. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

Landlords with a home close to Aldermaston station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Common roof problems in Stanford Dingley

Wherever a roof meets a wall, a chimney or another roof, a flashing keeps water out. Lead can crack, lift or slip with age, and mortar fillets crack. Missing lead isn’t unusual either, as thieves target it.

Problems we come across often include:

  • Cracked mortar along the ridge
  • Lifted, split or missing lead flashings
  • Leaning or weathered chimney stacks
  • Slates or tiles that have slipped or broken

For an older house near a landmark like Church of St Denys, its roof may have old fixings, lead flashings and chimneys that need a closer look.

What’s in a roof survey

What this survey cannot tell you

Every survey has limits, and it is better to know them up front. Bear these in mind:

  • The condition of the rest of the building (that is a RICS home survey)
  • An exact number of years the roof has left
  • Faults hidden behind ceilings or boarding

If in doubt, call 07833 053749 or email us and we’ll suggest the right survey before booking. What a survey covers and doesn’t.

What this survey covers

  • Clay and concrete tiles
  • Lead flashings
  • Chimney stacks
  • Natural slate
  • The roof space
  • Flat roofs
  • Ridges, hips and valleys

Leave it or get it looked at?

Hidden gutters and valleys can fail without warning. An overflow there sends water indoors. We check them before they cause trouble. Matching old materials, like handmade tiles or stone slates, can take time to source. That’s one more reason to find defects before they become urgent.

Every price we give includes VAT. Our price is from £150, including VAT. You’ll know the exact price before booking.

Your questions about roof surveys in Stanford Dingley

Do you survey roofs for landlords with property near Aldermaston station?

Yes, rented property is part of what we cover. You can call 07833 053749 or send us an email with the address and a few details.

Do you cover smaller places like Stanford Dingley?

Yes, Stanford Dingley is on our map. Villages and rural addresses get the same survey as a town house.

How quickly will I get the report?

It depends on the package: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. We send it by email.

How experienced are you?

We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs.

Is a roof survey the same as a structural survey?

No. We report on the roof’s condition, and Standard and Premium include structural checks. It isn’t a structural engineer’s report and doesn’t include calculations.

Can you inspect a terraced or semi-detached roof?

Yes. We survey the parts of the roof you have access to. Where a defect looks to be on the neighbour’s side, the report says so.

How long does the visit take?

On site, it normally takes between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

How we price roof surveys

Prices always include VAT. What changes the price is:

  • The type of building, from a house to a block or an office
  • Features like valleys, chimneys, dormers and parapets
  • How tall the building is and how easy the roof is to see
  • The number of roofs, including extensions and garages

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.

Helping us price your survey

You do not need to know any roofing terms. It is enough to let us know:

  • The style of property, from a terrace to a block
  • The reason for the survey, such as buying, a leak or storm damage
  • Any stains, drips or damp patches you’ve seen indoors
  • The address and postcode of the property

Our price is from £150, including VAT. The exact figure depends on the roof and the package, so ring 07833 053749 or email us with the details.

How the survey works

The visit typically starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes an hour or two at a typical home, or half a day or so for a commercial building. Around Stanford Dingley, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. We only go where it’s safe.

  1. We start by hearing what you’d like checked and why.
  2. We arrange a day that suits you, including weekends.
  3. We inspect from ground level, from windows, from the roof space and from the roof where safe.
  4. Every part of the roof is checked and photographed.
  5. We email a written report with photos and recommendations.

Getting ready for the survey

  • Show us where any leaks or stains appear
  • Have keys ready for side gates, garages or roof access doors
  • Keep pets out of the way during the survey

Booking a survey

If you have photos of the roof, send them over. Take them safely from ground level or a window; never climb up to get a better view. To get started, phone 07833 053749 or email us.
