About our roof survey in Southend
Our report is written in plain English, not jargon. Every issue comes with photos and a written recommendation, and we rank them by urgency where that helps. The Standard Survey adds moisture detection, a structural check and a follow-up consultation. Premium adds thermal imaging, a drone inspection where it applies and a same-day report. Each report is emailed to you. If you’re worried about debris building up in roof valleys and ponding, splits or blisters on flat roofs, we can find out what’s behind it, whatever the roof.
In a small place like Southend, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are frequently where weather gets in first.
If any part of the roof couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t.

Roof surveys around Southend
With Basildon Park about 4.8 miles north, Southend sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, and flat-roofed additions turn up almost everywhere. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
If you look after a building such as Bradfield C.E. Primary School, large buildings have long gutter runs and big roofs that need checking like any other. Landlords with a home close to Aldermaston station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

When to book a survey in Southend
What’s under the slates or tiles is as important as the coverings themselves. Breathable roofing membranes came into use in the UK in the late 1990s, so older roofs frequently have bitumen felt, and very old ones may have none. Torn or sagging felt lets water through.
People usually book a survey after spotting one of these:
- Cracked mortar along the ridge
- Blocked, sagging or leaking gutters
- Flashings that have come away from the wall
- Debris building up in roof valleys
If you live in an older home near St Peter's Church, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.
Before booking anyone
- What happens after the report arrives
- How long they’ve been surveying roofs
- Do they have a CAA Flyer ID and Operator ID for drone work?
- Whether the loft is part of the inspection
Southend: your questions answered
Is Southend within the area you cover?
Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Just mention lanes, gates or anything else about the route as you book.
Can a landlord with a rental near Aldermaston station book a roof survey?
Yes, rented property is part of what we cover. Just call 07833 053749 or email us and tell us about the building, including who will give access on the day.
Do you go up on the roof?
Only where it’s safe to do so. Much of the survey is done from ground level, upper windows and the roof space. On Premium, a drone is used where it applies.
How many surveys have you done?
Over 20 years and more than 5,000 surveys.
Can you look at a roof that’s joined to next door?
Yes, we inspect your part of the roof. Next door’s roof is only inspected as far as we can see it. Shared chimneys and party-wall upstands are checked from your side.
Do you survey on Saturdays and Sundays?
We carry out surveys on weekdays, Saturdays and Sundays. To find a day that suits you, ring 07833 053749 or send us an email.
How much is a survey?
Roof survey starts from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, confirmed before anything is booked.
What this survey cannot tell you
It’s useful to know what a survey will not do before you book:
- Defects hidden under coverings or inside walls without opening up
- An exact number of years the roof has left
- The condition of the rest of the building (that’s a RICS home survey)
Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we will tell you before you book. What our survey covers.
What we look at
- Lead flashings
- Clay and concrete tiles
- Flat roofs
- Ridges, hips and valleys
- The roof space
- Chimney stacks
- Natural slate
Landlord and commercial surveys in Southend
Businesses and commercial landlords can book us too, including offices, shops and units. Bigger roofs take more time, and they’re priced for the size.
Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on.
Different roofs, different checks
Lead flashings and valleys
Flashings and valleys are where many leaks start. That is why we check them closely.
Clay plain and peg tiles
Older homes in the Weald and across the South East frequently have clay plain tiles. When pegs or battens rot, tiles slip, leaving gaps along the courses.
What we do, step by step
Every visit follows the same pattern: we hear what you’ve seen, look at the roof from every safe viewpoint, photograph what we find and make notes for the report. It typically takes between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Older roofs in small places like Southend can have low, tight loft spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.
- You let us know the address, the type of roof and what’s worrying you.
- A visit is booked for a weekday, Saturday or Sunday.
- We look at the roof from every safe viewpoint outside.
- We then look in the loft for damp, staining and the condition of the underlay.
- We email a written report with photographs and recommendations.
Before we arrive
- Keep pets in another room
- Leave a clear route to the loft
- Dig out any old roof reports or invoices

DIY checks: what’s safe
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we look at the roof.
