Roof surveys in Beenham Stocks

How a roof survey works in Beenham Stocks

Good roofs last decades, but their parts wear at different rates. Slate often lasts a century or more, and tiles commonly half a century, yet nails, battens and underlay often fail first. We tell you which parts are ageing and which are sound. That lets you plan work in good time rather than after a leak. We survey natural slate, lead flashings and ridges, hips and valleys, and people most often book us about blocked, sagging or leaking gutters and loose chimney pots.

Some older homes in villages like Beenham Stocks are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Questions from Beenham Stocks

Do you survey roofs for landlords with property near Aldermaston station?

Yes, landlords and agents book with us as well as owners. Just phone 07833 053749 or use the contact form and tell us about the building, including who will give access on the day.

How do I find out if my home in Beenham Stocks is listed?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Do you use drones?

Yes, where it’s applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

Do I have to be there for the survey?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when booking.

How long does a roof survey take?

It usually takes roughly 1–2 hours for most homes, depending on how many separate roofs there are. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Can you tell me how long my roof will last?

We do not give a number of years. The report explains the condition of each part and the signs of wear, and we say what needs attention and how urgently.

What insurance do you have?

Our cover is professional indemnity plus public liability.

What a survey costs

To price your survey, we look at:

  • Roof area
  • Basic, Standard or Premium
  • Building height and the viewpoints available
  • How many separate roofs there are, such as extensions, dormers and garages

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.

Booking your survey

The more you let us know, the easier it is to price the survey. When you contact us, it is useful to mention:

  • Where the property is, with the postcode
  • What kind of property and roof it is
  • What made you get in touch
  • When you need the report by

If you have photos of the roof, send them over. Pictures from the ground or a window are fine; never climb up to get a better view. To get started, call 07833 053749 or use the contact form.

How the survey changes by roof type

Lead flashings and valleys

Lead flashings seal chimneys, walls and abutments. Lifted, split or slipped lead is recorded, and for flashings replaced with mortar or bitumen.

Flat roof coverings

Ponding, blistering, splits and cracked surfaces are the common warning signs. We also look at the edges, upstands and outlets, since leaks frequently start there.

What we do, step by step

On the day, we start by asking what you’ve noticed and what you need to know. After that, we check everything we can see safely. Most surveys take between one and two hours for most homes, depending on how many separate roofs there are. Somewhere like Beenham Stocks needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect everything that’s safely in view, inside and out.

  1. We start with the property details and any concerns.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. We email a written report with photos and recommendations.

How to prepare

  • Make sure we can get to the back of the property
  • Keep pets in another room
  • If the roof is shared, arrange access with whoever manages the building

Advice

Beenham Stocks homes and their roofs

Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list, ideally before any re-roofing is planned. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.

If you own a rental within reach of Aldermaston station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. If you look after a building such as Beenham Primary School, large buildings have long gutter runs and big roofs that need checking like any other. If yours is one of the older homes in the streets near Church of St Mary, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

DIY checks: what’s safe

It’s useful to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry and it will help the survey.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Leave it or get it looked at?

Leaving it means relying on what you can see from ground level. That can lead to the wrong work being done, or to a real problem being missed. A survey tells you what actually needs attention. Where a roof is exposed, as many are in small places like Beenham Stocks, driving rain gets into any weakness, and damp in older walls is slow to dry out.

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You will know the figure before booking.
