Landlord roof surveys for homes and businesses in Wellhouse
Landlords often book us when buying a property to rent out, others when a tenant reports a leak or damp. Others want a regular survey for a rolling maintenance plan. Whatever the reason, the report follows the same clear format, with photos and recommendations. Surveys are carried out on any day of the week, which can make access easier to arrange. We’re frequently asked to look into splits and blisters in flat roof coverings and leaking joints at party walls, on rented houses, blocks of flats and gutters and downpipes.
Somewhere as small as Wellhouse, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on everything that’s safely in view, and thatch is a specialist material. On older roofs, it’s normally the chimneys and lead flashings that need work first.
Nothing in the report is left vague: where something needs attention, it says so plainly, and where it can wait, that is said too.

Landlord roof surveys in Wellhouse: local notes
Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. With Shaw House about 3.7 miles south-west, Wellhouse sits in an area with a long building history. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.
If you own a rental within reach of Thatcham station, a roof report helps you deal with small faults before they turn into a call from a tenant. If your home is one of the older ones in the streets near Church of St Mary, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

FAQs for Wellhouse
Can a landlord with a rental near Thatcham station book a roof survey?
Yes, that’s a common request. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.
Does a conservation area affect roof work in Wellhouse?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
How do I book a survey in Wellhouse?
The quickest way is to ring 07833 053749 or drop us an email. Tell us the address and a little about the roof, and we’ll take it from there. Surveys run on weekdays and at weekends.
Can you tell me if my roof has asbestos?
No. We do not carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them, and recommend a specialist asbestos surveyor checks them before they’re disturbed.
Do you survey roofs shared between flats?
Yes, we survey shared roofs often. We can only inspect neighbouring parts from where we are allowed to be, and the report says so.
What does a roof survey cost?
Prices start from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT.
Do you carry out surveys on Saturdays and Sundays?
We survey seven days a week: weekdays, Saturdays and Sundays. Just let us know the days that suit you.
When you need someone else
Every survey has limits, and it is better to know them up front. Bear these in mind:
- Confirming asbestos in older roof materials
- Parts of the roof we can’t safely see or access
- A full building survey of every part of the property
If you’re not sure which survey you need, ring 07833 053749 or email us and we will give you a straight answer before booking. The full list of what we check.
What this survey covers
- Shared roofs
- Rented houses
- Blocks of flats
- Converted houses
- Gutters and downpipes
- Flat roofs on blocks
Rented homes, blocks and businesses
Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Let us know about it as you book and we’ll plan the survey around it.
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.
Common roof problems in Wellhouse
People living in a building seldom see the roof itself. Slipped slates, cracked flashings and blocked gutters can sit unnoticed for years particularly where the roof can’t be seen from the street.
Typical things we are asked to look at include:
- Splits and blisters in flat roof coverings
- Damaged pots and flaunching
- Leaks into upper flats
- Blocked gutters over flats
Anyone responsible for a site like Hermitage Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other.
What to check before booking
- Their report turnaround times
- Whether the loft is part of the inspection
- Which viewpoints they use to see the roof
- What exactly goes into their report
Why it is worth a survey now in Wellhouse
A leak in a block rarely stays in one place. Early surveys help avoid damage spreading between flats. In a small place like Wellhouse, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.
Prices quoted always include VAT, and the report isn’t charged as an extra. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

The survey, step by step
We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect roughly 1–2 hours on an ordinary house, or half a day or so for a commercial building. In a small place like Wellhouse, access is typically the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.
- You let us know about the building, its roofs and any known leaks.
- We let you know which flats and hatches we need to reach.
- We check coverings, flashings, gutters and chimneys where they can be seen.
- We note what couldn’t be seen as well as what could.
- Findings and recommendations are set out with photographs.
Preparing for the visit
- Make a note of anything you’d like us to look at
- Gather any invoices or paperwork from past roof work
- Make sure we can get to the back of the property

Gutters and downpipes
Valley and box gutters on blocks can overflow inside. They’re an important part of the survey.
Party-wall upstands and parapets
Where a roof is shared with neighbours, we can only inspect what we are given access to and note what couldn’t be seen.
