Questions from Wellhouse

Does a conservation area affect roof work in Wellhouse?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is Wellhouse in the area you cover?

We do. The survey and report are the same in Wellhouse as anywhere else.

Do you climb onto every roof?

Only when it’s safe. Safety comes first, and fragile or steep roofs cannot always be walked on. Safe viewpoints, the loft and a drone where it applies let us see the rest, and the report records anything we couldn’t see.

Can thermal imaging help find my roof leak?

Thermal imaging is used where it’s useful, and it is included in our Premium Survey. It shows temperature differences, not water itself, so we confirm its findings with moisture readings.

Do you survey roofs on blocks of flats?

Yes, as long as access is agreed. The roof of a block or converted house is frequently shared, so the freeholder or managing agent needs to agree access. We inspect only the parts we are allowed to reach.

Is this a RICS survey?

No. We look at the roof, not the whole building, and it isn’t a RICS Level 2 or Level 3 survey. Many buyers have both.

Will you fix the leak as part of this?

Our job here is to trace the leak and explain it, and the repair is separate. With the report, a roofer knows exactly where to look.

Roof leak investigation in Wellhouse

On older houses, leaks often start at lead work and hidden gutters. Worn lead, tired valley linings and blocked parapet outlets are frequent causes. If your home has a butterfly roof, the central valley gutter is a common culprit in heavy rain. Parapet walls and their gutters are checked from wherever it is safe. Our report shows what we found, with photos. If you’ve noticed a leak that comes and goes with the weather and staining where a gutter or parapet meets the wall, a survey will tell you what’s going on, on lead flashings, flat roof details and valleys and parapet gutters alike.

Being in a small place like Wellhouse makes no difference to how a leak or storm damage is looked at: the journey and access are just planned in advance. It helps to know where the water appears, in what weather, and what you’ve seen outside, plus any earlier repairs. Photographs of the stain and of the roof from outside are helpful too.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

The survey, step by step

We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available. Most surveys take an hour or two for a house, while a commercial roof takes nearer three to four hours. In a hamlet or village like Wellhouse, a postcode doesn’t always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. You pick a Basic, Standard or Premium Survey.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. The investigation works from the stain back to the roof.
  4. Where it is useful and included, we take moisture readings and use thermal imaging.
  5. You get photos, the likely cause and clear recommendations.

Getting ready for the survey

  • If the roof is shared, arrange access with whoever manages the building
  • Unlock side gates and any roof access doors
  • Keep pets in another room

Advice

Honest limits

In fairness, there are limits to any roof survey:

  • Leaks from plumbing, tanks or pipework rather than the roof
  • Defects hidden under coverings or inside walls without opening up
  • Putting the leak right

Not sure which survey suits your roof? You can ring 07833 053749 or email us and we’ll tell you before booking. What a survey covers and doesn’t.

What this survey covers

  • Chimney stacks
  • Rooflights and dormers
  • Valleys and parapet gutters
  • Lead flashings
  • The roof space
  • Flat roof details
  • Slate and tile slopes

Why it is worth a survey now in Wellhouse

Damp in a ceiling or loft can lead to mould. Once mould takes hold, it’s harder to clear. Finding the leak comes first. In a place like Wellhouse, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

Prices start from £150, with VAT included, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. You’ll know the exact price before booking.

Why us?

  • 5,000+ roofs surveyed
  • Two decades and more of roof surveys
  • Surveys seven days a week
  • Drones and thermal imaging where applicable

Roof leak investigations around Wellhouse

With Shaw House about 3.7 miles south-west, Wellhouse sits in an area with a long building history. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, and flat-roofed additions turn up almost everywhere. Knowing the roof type helps narrow down where water may be getting in.

For landlords with property near Thatcham station, tracing a leak quickly matters when a tenant is living with it. For site and facilities teams at buildings such as Hermitage Primary School, a leak through a large roof is often found some distance from where the water shows inside.

What we look for on each type of roof

Chimney stacks

Damp on a chimney breast inside frequently starts at the top of the stack. Open, unused pots let rain fall down the flue.

Parapet and box gutters

Some older terraces have a butterfly roof with a valley gutter in the middle. Problems there often show in the rooms on the top floor.

Checking the roof from ground level

Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Signs you need a roof leak investigation in Wellhouse

Many leaks begin at a flashing. Lead or mortar closes the gap wherever a roof meets a wall, chimney or dormer. When lead lifts or splits, or a mortar fillet cracks, rain runs straight in.

Problems we come across often include:

  • Drips in the loft during heavy rain
  • Water through the ceiling under a flat roof
  • Staining where a gutter or parapet meets the wall
  • Damp patches next to the stack

If you live in an older home near Church of St Mary, lead flashings, valleys and old chimneys are typical places for water to get in.
