Landlord roof survey in Riseley

With a shared roof, it’s not always clear what’s wrong or where. We look at the roof from every safe viewpoint, including from the roof space and the flats where access is arranged. The report records the condition of each part, so everyone works from the same facts. We can only inspect the parts of a shared roof we’re allowed to reach. If you’ve noticed leaks into upper flats and mortar falling from ridges and verges, we can find out what’s behind it, whatever the roof.

Some older homes in villages like Riseley are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Different roofs, different checks

Party-wall upstands and parapets

Where a roof is shared with neighbours, we can only inspect what we’re given access to and note what couldn’t be seen.

Gutters and downpipes

Hidden gutters on larger buildings can send water indoors. They’re an important part of the survey.

Riseley homes and their roofs

Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, and flat-roofed additions turn up almost everywhere. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Stratfield Saye House, about 1.7 miles south-west, is one of the historic houses in the wider area around Riseley. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.

For an older house near a landmark like Church of All Saints, its roof may have old fixings, lead flashings and chimneys that need a closer look. Trees in and around Wellington Country Park shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls. For landlords with property near Mortimer station, a dated record of the roof is useful when planning maintenance across a let.

Why get it checked now?

Defects caught early can often be dealt with as planned work. Left until it leaks, a roof can damage ceilings and tenants’ belongings and force rushed work. Older and listed buildings around Riseley may need consent and matching materials for repairs, so leaving a defect until it’s urgent leaves less time to plan.

Common questions in Riseley

Do you cover smaller places like Riseley?

Yes, smaller places are covered as well as towns. Our area covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

I let a flat near Mortimer station. Can you check the roof?

Yes, landlords and agents are among the people we work for. You can ring 07833 053749 or use the contact form with the address and what you need.

Does the report help with maintenance planning?

Yes, many agents and freeholders use it that way. Surveying again later shows what has changed, which suits a rolling plan.

What’s the best way to book?

It is easiest to phone 07833 053749 or drop us an email. Give us the address and some details about the roof. Surveys run on any day of the week.

Can you survey a shared roof?

Yes, as long as access is agreed. Roofs over flats are frequently shared, so the building owner or managing agent needs to agree access. We inspect only the parts we’re allowed to reach.

Is this a RICS survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

Will you check the loft?

If there’s a loft and safe access to it, yes. From inside, the underside of the roof often shows damp, staining or daylight that can’t be seen from outside.

What we need to know

  • Anything about access we should know
  • When you need the report by
  • What made you get in touch
  • The style of property, from a terrace to a block

Checking the roof from the ground

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we check the roof.

Honest limits

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • A full building survey of every part of the property
  • Roof areas we weren’t given access to
  • Responsibility under a lease

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we will tell you. What our survey covers.

What this survey covers

  • Shared roofs
  • Blocks of flats
  • Converted houses
  • Flat roofs on blocks
  • Gutters and downpipes
  • Rented houses

How the survey works

We photograph the roof as we go, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. A typical visit takes between one and two hours for a single let house, with blocks of flats taking longer. Around Riseley, older homes can have small or awkward roof spaces, so it’s useful to know whether there’s a loft hatch and how easy it is to reach. We only go where it’s safe.

  1. First, we confirm the scope and the purpose of the report.
  2. You arrange access to the loft and any flats we need.
  3. Each roof is looked at from safe vantage points and inside where possible.
  4. Every defect is photographed and its urgency noted where relevant.
  5. A written condition report follows to help you plan.

Getting ready for the survey

  • Make sure the loft hatch can be reached
  • Make a note of anything you’d like us to look at
  • Dig out any old roof reports or invoices
