Need a landlord roof survey in Ashmore Green?

Why get it checked now?

Keeping a dated survey on file helps with future planning. Surveying again later shows what has changed which helps with rolling maintenance. Older cottages and farmhouses around Ashmore Green can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it’s left.

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you’d like to know.

Landlord roof survey in Ashmore Green: what you get

Managing agents and freeholders use our reports to plan maintenance and budgets. It shows what needs attention now and what can be planned for later based on what can be seen. It doesn’t give repair costs, but it gives contractors a clear brief to price from. Anything urgent is made clear, so you can act on them first and plan the rest over the coming years. Common reasons to book are loose ridge or hip tiles and leaking joints at party walls, on gutters and downpipes, flat roofs on blocks and rented houses.

In a village or hamlet like Ashmore Green, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

When to book a survey in Ashmore Green

A roof nobody lives directly under can be easy to overlook. Small defects go unnoticed until water comes through a ceiling, by which point the damage has spread.

Here are some of the things we see often:

  • Missing or loose roof coverings
  • Ceiling stains reported by tenants
  • Loose ridge or hip tiles
  • Cracked or leaning shared chimneys

If you own a rental within reach of Newbury Racecourse station, a dated record of the roof is useful when planning maintenance across a let.

Choosing a roof surveyor

  • When you will get the report
  • Their track record with similar roofs
  • Whether any drone flown is registered with the CAA
  • What the report includes, and whether it has photographs

What a good roof survey covers

What we look for on each type of roof

Shared chimney stacks

Shared stacks need everyone involved to agree work and the report helps with that.

Gutters and downpipes

Hidden gutters on larger buildings can send water indoors. They’re an important part of the survey.

FAQs for Ashmore Green

Do you survey roofs for landlords with property near Newbury Racecourse station?

Yes, rented property is part of what we cover. You can ring 07833 053749 or use the contact form with the address and some details.

How do I find out if my home in Ashmore Green is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you carry professional indemnity insurance?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

Is this an asbestos survey?

No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.

How many surveys have you done?

We have more than 20 years’ experience and have carried out more than 5,000 surveys.

Do you need to get into the loft?

Normally, if there is one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that cannot be seen from outside.

Does the report help with maintenance planning?

Yes. It shows what needs attention now and what can be planned for later, which helps you plan work and budgets. It doesn’t include repair cost estimates, but contractors can price from it.

Honest limits

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Asbestos testing of roof sheets or soffits
  • Walls, floors and services beyond the roof
  • Parts of the roof we can’t safely see or access

If in doubt, phone 07833 053749 or email us and we will point you to the right survey before booking. What a survey covers and does not.

Roof types and parts we check

  • Rented houses
  • Shared roofs
  • Converted houses
  • Flat roofs on blocks
  • Gutters and downpipes
  • Blocks of flats

How the survey works

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes between one and two hours at most homes, rising to roughly 3–4 hours on a commercial building. Somewhere like Ashmore Green needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.

  1. You let us know about the building, its roofs and any known leaks.
  2. We confirm the access we will need.
  3. We check coverings, flashings, gutters and chimneys where they can be seen.
  4. We note what couldn’t be seen as well as what could.
  5. Findings and recommendations are set out with photos.

Before we arrive

  • Note where any stains or damp appear
  • For flats, make sure roof access has been agreed
  • Gather any invoices or paperwork from past roof work

Checking the roof from the ground

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That’s where a survey comes in, using safe viewpoints and a drone where applicable.

Roofs, chimneys and gutters in Ashmore Green

Historic houses like Shaw House, about 2 miles west, show how far back building in the area around Ashmore Green goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, and flat-roofed additions turn up almost everywhere. Knowing the covering helps explain which parts of a roof are likely to need work first.

Take a building like Cold Ash St Mark's C.E. School: a written record of a large roof helps plan work for the holidays rather than in term time. The streets around a church such as St. Mark's Church are frequently among the oldest in a place, and if yours is one of the older homes nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look.
