Landlord roof survey in Compton: what you get
With a shared roof, it is not always clear what’s wrong or where. We check the roof from every safe vantage point including the loft and flats where access is arranged. Each part of the roof is recorded with photos giving all parties the same information. Where neighbours share the roof, we can only inspect what we’re given access to. If you are worried about loose ridge or hip tiles and blocked gutters over flats, we can find out what’s behind it, on converted houses, gutters and downpipes and flat roofs on blocks alike.
Somewhere as small as Compton, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is usually the chimneys and lead flashings that need work first.
After the visit, you get a written report with photographs, emailed to you. It explains the condition of the let or shared roof, the defects we found and what we recommend.

What we need to know
Here’s what helps us most when you get in touch:
- What’s prompted the survey
- Dates you are working to, like exchange
- Any stains, drips or damp patches you’ve seen indoors
- The property’s address and postcode
If you are buying, it’s useful to book soon after your offer is accepted, so there’s time to use the report before exchange. Otherwise, simply phone 07833 053749 or use the contact form whenever suits you.
The survey, step by step
We look at the roof from outside and, where it is relevant and there’s safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement. The whole visit normally takes roughly 1–2 hours for a house, and longer for a block or a building with several roofs. Around Compton, older homes can have small or awkward roof spaces, so it’s useful to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- You tell us about the building, its roofs and any known leaks.
- We let you know which flats and hatches we need to reach.
- We check coverings, flashings, gutters and chimneys where they can be seen.
- The report records areas we couldn’t access.
- Findings and recommendations are set out with photographs.
Before the survey
- Jot down any questions you want answered
- Check we can get to the back of the property
- For flats, check roof access has been agreed

Questions from Compton
Do you cover smaller places like Compton?
Yes, we do. We work right across London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
How do I find out if my home in Compton is listed?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Will you inspect a roof that several owners share?
Yes, we survey shared roofs frequently. We can only inspect neighbouring parts from where we’re allowed to be and we’ll say so.
What insurance do you have?
We’re covered by professional indemnity and public liability insurance.
Does this replace a RICS building survey?
No, it is a roof survey. It is not a RICS Level 2 or 3 survey, and it is not a structural engineer’s report.
How experienced are you?
More than 5,000 surveys over 20+ years, across London and South East England.
Who do you carry out landlord roof surveys for?
We work for landlords, letting agents, managing agents and freeholders along with residents’ and RTM management companies. Leaseholders sometimes book it as well.
What we look for on each type of roof
Flat roofs on blocks and rear additions
Outlets on flat roofs block easily, and standing water follows. They’re checked during the survey.
Pitched roofs on houses and blocks
The edges and top of a pitched roof are exposed and get close attention.

Signs you need a landlord roof survey in Compton
People living in a building seldom see the roof itself. Defects up on the roof can go unreported for a long time particularly where the roof can’t be seen from the street.
Here are some of the things we see often:
- Loose ridge or hip tiles
- Chimney stacks in poor repair
- Ceiling stains reported by tenants
- Gutters overflowing onto walls
If you look after a building such as Compton C.E. Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.
What to check before booking
- Which limits apply to the survey
- Whether the inside of the roof is included
- What experience they bring
- Whether you get a written report with photos
What a landlord roof survey looks like in Compton
An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, with flat-roofed extensions, dormers and garages common everywhere. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first.
Take an older house close to Church of St Mary and St Nicholas: old fixings, lead flashings and tall chimneys are typical of older roofs.

Practical tips
Over many surveys, some simple habits stand out:
- Hold on to old reports to compare later
- Act on high-priority defects quickly
- Give tenants a simple way to report leaks
- Survey the roof on a regular cycle
Photos make it easier to explain the findings to leaseholders, tenants or directors. We keep the report clear and jargon-light.
Ask tenants and residents to report damp, stains or drips promptly. Early reports let you act before damage spreads.
