About our landlord roof survey in Eastbury

The lease typically decides who is responsible for the roof and who pays. We don’t give legal advice on leases but we can give you an independent record of the roof’s condition. It helps owners and managers discuss the next steps from the same facts. You get photos and written recommendations, prioritised by urgency where relevant. Typical surveys look at standing water on a flat roof and mortar falling from ridges and verges, on shared roofs, rented houses and gutters and downpipes.

In a small place like Eastbury, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.

Every survey ends with a written report, with photos, emailed to you. It explains the condition of the let or shared roof, the defects we found and what we recommend.

Your questions about landlord roof surveys in Eastbury

Do you cover Eastbury?

Yes, Eastbury is within the area we cover. Our area covers London and South East England. You can call 07833 053749 or send us an email with the address and a few details.

Is my home in Eastbury listed or in a conservation area?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Does the weather affect the survey?

A survey can normally go ahead in light rain, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we will agree a new date if the weather is not suitable.

Can you survey at the weekend?

Surveys run on weekdays and at weekends. To find a day that suits you, phone 07833 053749 or email us.

How long does a landlord roof survey take?

Most visits to a house take about 1–2 hours, with blocks and complex roofs taking longer.

Will you check the loft?

If the survey needs it and the loft space can be reached safely, yes. Please clear anything stored under the hatch, and if the loft cannot be reached safely, the report says so.

Does this replace a RICS building survey?

No, it focuses on the roof. It isn’t a RICS Level 2 or 3 building survey and does not replace a structural engineer’s report.

How the survey changes by roof type

Shared chimney stacks

A leaning or cracked stack on a shared building affects more than one owner and the report helps with that.

Flat roofs on blocks and rear additions

Flat roof outlets often clog leaving water standing. They’re checked during the survey.

Surveys for landlords and agents in Eastbury

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Let us know about it when booking and we will plan the survey around it.

Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.

Landlord roof surveys in Eastbury: local notes

Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Before planning roof work on an older home, find out whether it’s listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.

If you live in an older home near Church of St James, its roof may have old fixings, lead flashings and chimneys that need a closer look. For any home in Eastbury, it is the small, early fault that is cheapest to put right.

What happens on the day

There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. A typical survey takes roughly 1–2 hours on an ordinary house, and longer for a large or complex roof. Around Eastbury, older homes can have small or awkward roof spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. We only go where it’s safe.

  1. We agree which roofs and which parts of the building are included.
  2. Access to flats and the roof space is arranged with you ahead of time.
  3. We inspect each roof from safe vantage points, the roof space and the roof itself where safe.
  4. Every defect we find is photographed and given a priority where relevant.
  5. You get a written condition report to help plan maintenance.

Advice

What a landlord roof survey does not cover

A survey is a careful look at the let or shared roof, but it cannot do everything. The main limits are:

  • The structure in the way a structural engineer would assess it
  • Areas behind locked flats or blocked hatches
  • Walls, floors and services beyond the roof

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we will tell you before you book. What our survey covers.

What we check

  • Flat roofs on blocks
  • Blocks of flats
  • Shared roofs
  • Gutters and downpipes
  • Converted houses
  • Rented houses

What happens if roof problems are left?

Tenants can only report what shows inside. A ceiling stain frequently means water has been coming in for some time. A survey looks at the roof itself. Outbuildings and barns around Eastbury are easy to forget, but a failed roof there can spoil what’s stored inside. It is worth including them in a survey before a winter does the damage.

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Landlord roof survey starts from £150, including VAT.

What you can safely check yourself

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book, as it helps us focus the survey.
