Landlord roof survey in Grazeley: what you get

Who pays for roof work on a block depends on the lease. We don’t give legal advice on leases but we can give you an independent record of the roof’s condition. It helps owners and managers discuss the next steps from the same facts. You get photos and written recommendations, prioritised by urgency where relevant. We are often asked to look into choked outlets and gutters and cracked or leaning shared chimneys, across rented houses, blocks of flats and flat roofs on blocks.

In a village or hamlet like Grazeley, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. We report on what can safely be seen, and thatch is a specialist material. On older roofs, it is usually the chimneys and lead flashings that need work first.

Findings are set out part by part, from the main slopes down to the gutters and outlets, with a note and a photo for each point. It records what’s sound as well as what is not.

What we do, step by step

On the day, we begin with a quick chat about the roof and anything that’s worrying you. After that, we check everything we can see safely, from ground level, from windows, in the loft space and by drone where it applies. The survey normally takes about 1–2 hours at a typical home, or half a day or so for a commercial building. Somewhere as small as Grazeley, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. You tell us about the building, its roofs and any known leaks.
  2. We confirm the access we will need.
  3. We check coverings, flashings, gutters and chimneys where they can be seen.
  4. The report records areas we couldn’t access.
  5. You receive photos and recommendations, prioritised where relevant.

Before the survey

  • If you’re buying, let the agent know when we’re coming
  • Tell us where we can park nearby
  • Leave a clear route to the loft

Advice

Tips that help

Some practical points come up on survey after survey. They apply to most roofs:

  • Deal with urgent items first
  • Keep roof outlets and gutters clear
  • Do not store items over the loft hatch
  • Tell tenants when we’re coming

Questions about the findings are welcome. With the Standard Survey there’s a follow-up consultation and the Premium Survey an in-person one.

Have the roof looked at regularly, not just when it leaks. Many landlords and agents survey their roofs on a rolling basis with gutters cleared every year.

When you need someone else

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Confirming asbestos in older roof materials
  • A full building survey of every part of the property
  • A full structural assessment of the building

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we’ll tell you before you book. What our survey covers.

Your questions about landlord roof surveys in Grazeley

How do I find out if my home in Grazeley is listed?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Do you survey roofs for landlords with property near Reading Green Park station?

Yes, rented property is part of what we cover. Just ring 07833 053749 or use the contact form and tell us about the building, including who will give access on the day.

Does this replace a RICS home survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Can you survey at the weekend?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Just tell us the days that suit you.

Can you survey in bad weather?

Light rain is normally fine; heavy rain and wind are different. Strong wind or heavy rain can make access unsafe and ground a drone, and we’d agree another day.

How experienced are you?

We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs, and 98% of clients are satisfied.

What insurance do you have?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

Roof by roof

Shared chimney stacks

Damp in a chimney breast can start at the top of the stack. We record anything visible.

Gutters and downpipes

Overflowing gutters soak walls and can lead to damp in flats. We record what we see.

Landlords, agents and block managers in Grazeley

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Larger roofs take longer, and they’re priced for the size.

Why get it checked now?

Relying on what tenants report means relying on what they can see. A ceiling stain frequently means water has been coming in for some time. A survey looks at the roof itself. Older cottages and farmhouses around Grazeley can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it is left.

Our price is from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included, and we can help you choose.

Why book with us

Landlord roof surveys in Grazeley: local notes

In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. The wider area around Grazeley has a long history of building, with Stratfield Saye House about 3.3 miles south. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.

The streets around a church such as Holy Trinity Church are frequently among the oldest in a place, and if your house is among the older ones nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Anyone responsible for a site like Grazeley Parochial Church of England Aided Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you own a rental within reach of Reading Green Park station, a dated record of the roof is useful when planning maintenance across a let.
