Landlord roof surveys for homes and businesses in Woolton Hill
With a shared roof, it’s not always clear what’s wrong or where. We inspect the roof as far as it can be seen safely including the loft and flats where access is arranged. Each part of the roof is recorded with photos giving all parties the same information. Where neighbours share the roof, we can only inspect what we’re given access to. We survey shared roofs, blocks of flats and converted houses, and people most frequently book us about chimney stacks in poor repair and loose ridge or hip tiles.
Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.
Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Honest limits
A survey is a careful look at the let or shared roof, but it cannot do everything. The main limits are:
- The rest of the building, as a RICS Level 2 or 3 survey would
- Who pays under the lease (that’s a legal question)
- Structural calculations or an engineer’s report
If you’re not sure which survey you need, ring 07833 053749 or send us an email and we’ll give you a straight answer before booking. What our survey covers.

What affects the cost of landlord roof surveys
Prices vary from roof to roof, and it comes down to:
- Roof area
- Which survey package you book
- Features like valleys, chimneys, dormers and parapets
- How many separate roofs there are, such as extensions, dormers and garages
Every price we give includes VAT. Prices start from £150, including VAT. You will know the price for the job before booking.
What to tell us when you get in touch
A little information up front helps. Please include:
- Any deadline, such as an exchange date
- Your postcode, so we can check access and travel
- What kind of property and roof it is
- Any marks or damp showing indoors
To book a survey, phone 07833 053749 or drop us an email with the address and what you’d like to know about the roof. You’ll know the price before anything is booked.
Can I check my roof myself?
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.
Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.
Tips that help
Small things make a difference. Our tips:
- Get legal advice on lease responsibilities
- Give tenants a simple way to report leaks
- File each roof report for future reference
- Survey the roof on a regular cycle
The report can feed straight into a maintenance plan. You can start with the urgent items and the rest budgeted for later.
Check the loft hatch can be reached and opened so the roof can be checked from inside. Stored items over the hatch make checks harder.

What we look for on each type of roof
Shared chimney stacks
Chimneys often let water in at the flashings. We note what we can see.
Gutters and downpipes
Hidden gutters on larger buildings can send water indoors. We give them close attention.
Woolton Hill homes and their roofs
Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Whichever you have, the details that tend to fail before the covering itself get the closest look. About 1.6 miles west lies Stargroves, a reminder of how long the area around Woolton Hill has been built on. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.
For an older house near a landmark such as Church of St Thomas, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Take a building like Woolton Hill Junior School: a written record of a large roof helps plan work for the holidays rather than in term time. For landlords with property near Newbury station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Woolton Hill: your questions answered
Is my home in Woolton Hill listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.
I let a flat near Newbury station. Can you check the roof?
Of course. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.
Do you survey on Saturdays and Sundays?
Surveys run on any day of the week. To find a day that suits you, call 07833 053749 or drop us an email.
Do you carry professional indemnity insurance?
We hold professional indemnity and public liability insurance, for every survey we carry out.
Will you walk on the roof?
Not always. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where applicable let us see the rest, and the report records anything we couldn’t see.
Do I have to be there for the survey?
Someone needs to let us in if we are looking inside or in the loft. We’ll talk about access as you book.
Do you need to get into the loft?
If the survey needs it and the loft space can be reached safely, yes. A clear path to the hatch helps, and if the loft can’t be reached safely, the report says so.
The survey, step by step
The visit has one job: to look at the let or shared roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit typically takes about 1–2 hours for a single let house, with blocks of flats taking longer. Somewhere like Woolton Hill needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect everything that’s safely in view, inside and out.
- We agree the roofs to be surveyed and what you need the report for.
- Access to flats and the loft space is arranged by you or your agent.
- We inspect each roof as far as it can be seen safely.
- Every defect is photographed and its urgency noted where relevant.
- You get a written report to plan maintenance and budgets.
Before the survey
- Jot down any questions you want answered
- Point out any leaks or damp patches
- Make sure we can get to the back of the property
