Landlord roof survey in Wash Water: what you get

Our landlord roof survey gives you a clear picture of a roof’s condition in a report you can plan around. We work for landlords, letting agents, managing agents and freeholders, as well as residents’ and RTM management companies. The report covers defects, photographs and recommendations set out by urgency where relevant. It’s a roof survey, not a RICS Level 2 or 3 survey of the whole building. We survey blocks of flats, shared roofs and converted houses, and the problems we’re asked to look at most are chimney stacks in poor repair and damp or stains in top-floor flats.

Somewhere as small as Wash Water, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. We report on everything that’s safely in view, and thatch is a specialist material. On older roofs, it’s typically the chimneys and lead flashings that need work first.

The report is written in plain words, so you do not need to be a roofer to follow it. Each point is backed by a photo where possible.

Do you need a landlord roof survey in Wash Water?

Roofs on let and shared buildings often get less regular attention than owner-occupied homes. Small defects go unnoticed until water comes through a ceiling and by then more has been damaged.

We’re often asked to look at:

  • Damaged pots and flaunching
  • Splits and blisters in flat roof coverings
  • Loose ridge or hip tiles
  • Ceiling stains reported by tenants

If you let a flat or house near Newbury station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Choosing a roof surveyor

  • What exactly goes into their report
  • Is there a chance to talk the report through?
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Whether the inside of the roof is included

Questions from Wash Water

I let a flat near Newbury station. Can you check the roof?

Yes, that’s a common request. We just need to know who will give access, and the report can go straight to you or your agent.

Is my home in Wash Water listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Will you check the loft?

If the survey needs it and the roof space can be reached safely, yes. A clear path to the hatch helps.

Do you survey roofs on blocks of flats?

Yes, as long as access is agreed. The roof of a block or converted house is often shared, so the building owner or managing agent needs to agree access. We inspect only the parts we’re allowed to reach.

How long is the visit?

Most surveys take an hour or two for a house, and longer for a block or a building with several roofs. The report follows by email.

Do you cover Wash Water for landlord roof surveys?

Yes. We cover Wash Water and the rest of West Berkshire. To book, phone 07833 053749 or email us.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We look at the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.

Landlord roof surveys around Wash Water

With Highclere Castle about 2.7 miles south, Wash Water sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

For site and facilities teams at buildings such as Horris Hill School, large buildings have long gutter runs and big roofs that need checking like any other. Homes near green spaces like Sandleford Priory can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall.

How the survey works

Photographs are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. A typical visit takes roughly 1–2 hours for most houses, and more on a big or complicated roof. In a hamlet or village like Wash Water, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. First, we confirm the scope and the purpose of the report.
  2. You arrange access to the loft and any flats we need.
  3. We inspect each roof as far as it can be seen safely.
  4. We photograph defects and note how urgent they look.
  5. A written condition report follows to help you plan.

What happens if roof problems are left?

An independent report helps when owners need to agree on roof work. Without a survey, it’s one opinion against another. Older cottages and farmhouses around Wash Water can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it is left.

Practical tips

Over many surveys, some simple habits stand out:

  • Do not store items over the loft hatch
  • Give tenants a simple way to report leaks
  • Keep roof surveys on a rolling plan
  • Keep past survey reports with the building’s records

If anything in the report needs explaining, ask us. With the Standard Survey there’s a follow-up consultation, and Premium includes an in-person consultation.

Act on urgent items in the report first and schedule the others. Left alone, minor faults usually get worse.
