What affects the price in Wash Water
Prices always include VAT. What changes the price is:

- Chimneys, valleys, parapets and other details
- Whether you choose the Basic, Standard or Premium Survey

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. What your roof costs depends on its size, access and what you want to find out.

About our drone roof survey in Wash Water
Drone surveys suit tall houses, blocks of flats, steep roofs and large commercial roofs. They also suit fragile roofs that nobody should walk on. You get close-up views without anyone setting foot on the roof. Before the visit, we check the address for any airspace restrictions that apply. If a drone isn’t the right tool, we’ll say so. We survey chimney stacks, tall and steep roofs and valleys and parapet gutters, and common reasons people get in touch are plant growth and moss on the roof and flashings that have come away.
Somewhere as small as Wash Water, older roofs are often steep and partly hidden by trees or outbuildings. A drone and a thermal camera each give a view you can’t get from ground level. Both the forecast and the airspace are checked first. Steep slopes and tall chimney stacks are where a close-up view adds the most.
The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

DIY checks: what’s safe
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
Wash Water: your questions answered
Does a conservation area affect roof work in Wash Water?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.
Can you fly a drone over a roof in Wash Water?
Normally it comes down to two things: the airspace at the address and the weather. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. A small drone cannot fly safely in strong wind or a downpour.
Can you survey in bad weather?
Some surveys depend on the weather more than others. Drones cannot fly safely in strong wind or heavy rain, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions aren’t right, we’ll talk to you about another date.
How quickly is the report sent?
Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, such as an exchange date, tell us as you book.
Is this a RICS survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
Do you need to get into the loft?
If the survey needs it and the loft space can be reached safely, yes. A clear path to the hatch helps, and if the loft cannot be reached safely, the report says so.
What insurance do you have?
We hold professional indemnity and public liability insurance, for every survey we carry out.

What a drone roof survey does not cover
Without opening up the roof, some things stay hidden, and that sets some limits:
- A flight on a day when the weather isn’t safe
- A structural engineer’s report
- Anything inside the loft or under the coverings
If in doubt, call 07833 053749 or send us an email and we will suggest the right survey. The full list of what we check.
Roof types and parts we check
- Fragile roofs

- Valleys and parapet gutters
- Tall and steep roofs
- Chimney stacks
- Flat roofs on upper floors
Airspace, weather and Wash Water roofs
Our drone weighs under 250g, and we hold a CAA Flyer ID and Operator ID. In the open category, flights stay below 120 m (400 ft) and within sight. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons.
Take a building like Horris Hill School: thermal images can show where wet insulation sits under a big flat roof. If yours is one of the older homes in the streets near St Luke Church, thin or patchy insulation under an old roof often shows up clearly on a thermal image. Highclere Castle lies about 2.7 miles south, so building around Wash Water goes back a long way. A drone or thermal survey doesn’t involve any work on the roof, which suits older buildings.

Landlords, agents and block managers in Wash Water
Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on, photos included.
If the property is let, the agent or a tenant can let us in. Surveys run on weekdays and at weekends, which helps when tenants work during the week.
Before and after the survey
These tips come from what we see on roofs every week:
- Tell next door if the drone will be near their property
- Give us the full address so we can check the airspace
- Make sure there is room outside for the drone to take off
- Clear the loft hatch so we can check inside too
If you need work done, roofers can work from the photos. They’ll see exactly where each defect is.
Keep gutters, valleys and outlets clear, especially in autumn. On tall buildings, use a professional with the right access equipment. Many leaks start with a blocked outlet.
The survey, step by step
The visit typically starts outside and finishes in the loft: outside views come first, then the loft space if there is safe access. In total, it takes roughly 1–2 hours at a house, including the airspace and weather checks before take-off. Somewhere as small as Wash Water, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.
- You give us the address and let us know about the roof.
- Any flight restriction at the address is looked at, with permission requested if required.
- We assess the conditions and the take-off spot first.
- We fly the sub-250g drone close to the roof and photograph each area.
- You receive a written report with the photos and our recommendations.
Preparing for the visit
- Gather any invoices or paperwork from past roof work
- Make a note of anything you’d like us to look at
- If the roof is shared, arrange access with whoever manages the building
