About our landlord roof survey in Headley
Roofs on let houses and blocks of flats are easy to forget until something leaks. Surveying the roof first helps you spot defects early so work can be planned, not rushed. The findings come in a written report with photos to keep on file for the building. Many landlords and agents repeat it every few years to keep maintenance plans current. We survey gutters and downpipes, shared roofs and converted houses, and common reasons people get in touch are leaking joints at party walls and blocked gutters over flats.
Somewhere as small as Headley, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. We report on whatever is safely visible, and thatch is a specialist material. On older roofs, it is usually the chimneys and lead flashings that need work first.
The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

Roofs, chimneys and gutters in Headley
In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. About 4.4 miles north-west lies Shaw House, a reminder of how long the area around Headley has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.
Homes near green spaces like New Greenham Park can get more leaves in their gutters in autumn. The streets around a church like Church of St Peter are often among the oldest in a place, and if your house is among the older ones nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.
Headley is about 3 miles south of Thatcham, in West Berkshire. If you are in Headley, booking works exactly as it does anywhere else: get in touch, agree the price and pick a day. Across West Berkshire, we cover Headley. You can also see our page for Reading.

What you can safely check yourself
Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
Headley: your questions answered
Will you come out to Headley?
Yes, smaller places are covered as well as towns. We survey roofs across London and the South East. Let us know about access, parking and anything unusual about getting there when booking.
Is my home in Headley listed or in a conservation area?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
Will the survey cover the whole building?
No. We survey the roof, not the whole building. It isn’t a RICS Level 2 or 3 survey or a structural engineer’s report.
Will you need to get into tenants’ homes?
It depends on the building. We may need the roof space and some or all of the top-floor flats and access is arranged by you or your agent. We tell you what’s needed as you book.
Can you survey in bad weather?
It can, depending on the survey. Drones can’t fly safely in strong wind or heavy rain, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions are not right, we’ll talk to you about another date.
Can we use the survey to plan a roof budget?
Yes. It shows what needs attention now and what can be planned for later, which helps you plan work and budgets. It does not include repair cost estimates but it gives contractors a clear brief.
Do you test for asbestos?
No. We don’t carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them and suggest a specialist asbestos surveyor checks them before any work.
When you need someone else
Before booking, it is worth knowing what a survey will not do:
- Responsibility under a lease
- Confirming asbestos in older roof materials
- A full building survey of every part of the property
If you are not sure which survey you need, call 07833 053749 or drop us an email and we will give you a straight answer. What a survey covers and does not.
What this survey covers
- Shared roofs
- Rented houses
- Flat roofs on blocks
- Converted houses
- Blocks of flats
- Gutters and downpipes
What we do, step by step
Every roof is different; as a rough guide, the survey takes roughly 1–2 hours for a house, and longer for a block or a building with several roofs. You are welcome to ask questions while we’re there. Older roofs in small places like Headley can have low, tight loft spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- First, we confirm the roofs and areas to be surveyed.
- We confirm which flats and loft spaces we need to get into, and you arrange access.
- The roofs are inspected from the ground, vantage points, the loft space and the roof where it is safe.
- Defects are photographed and their urgency noted.
- You get a written condition report to help plan maintenance.
Before we arrive
- Show us where any leaks or stains appear
- Mention any parking restrictions on your street
- Dig out any old roof reports or invoices
Booking a survey
Booking is simple: just phone 07833 053749 or drop us an email, tell us about the property and we will suggest the right survey. We confirm the price before anything is booked.

Roof spaces and lofts
Looking inside the roof frequently tells us more. We go into the loft where it is safe, looking for staining, damp and daylight.
Pitched roofs on houses and blocks
The edges and top of a pitched roof are exposed, so we check them closely.

What else we do in Headley
Do you need a landlord roof survey in Headley?
On a shared roof, it is not always clear who should act. Each party may assume someone else is dealing with it, so maintenance gets put off. An independent report helps everyone see the facts.
Problems we come across often include:
- Choked outlets and gutters
- Gaps where tiles or slates have slipped
- Ceiling stains reported by tenants
- Ponding or splits on flat roofs
For site and facilities teams at buildings such as Cheam School, large buildings have long gutter runs and big roofs that need checking like any other.
Questions to ask before you book
- Whether any drone flown is registered with the CAA
- Whether the inside of the roof is included
- Is VAT included in the price?
- How long they’ve been surveying roofs
Landlord and commercial surveys in Headley

We also survey roofs for businesses and commercial landlords. Larger roofs take longer, and they’re priced for the size.
