About our landlord roof survey in Colthrop

We survey let and shared roofs in Colthrop and across London and the South East. Time on site usually takes between one and two hours for a single let house, with blocks of flats taking longer. We inspect from ground level, vantage points, the roof space and the roof where it is safe, and by drone where it’s applicable. A written report with photos follows. We survey gutters and downpipes, converted houses and blocks of flats, and people most often book us about mortar falling from ridges and verges and damaged party-wall upstands or parapets.

Older buildings in small places like Colthrop may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.

The written findings come by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

FAQs for Colthrop

Do you cover smaller places like Colthrop?

Yes, we do. We survey roofs across London and South East England, and smaller places are part of that. Longer journeys are simply planned in advance.

I let a flat near Thatcham station. Can you check the roof?

Yes, rented property is part of what we cover. You can call 07833 053749 or drop us an email with the address and a few details.

Does this replace a RICS home survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

Do you survey roofs on blocks of flats?

Yes, as long as access is agreed. The roof of a block or converted house is frequently shared, so the building owner or managing agent needs to agree access. We inspect only the parts we’re allowed to reach.

How long is the visit?

It normally takes about one to two hours at most homes, though large, tall or awkward roofs take more time. The report follows by email.

Are you insured?

We’re covered by professional indemnity and public liability insurance, for every survey we carry out.

How much is a survey?

Prices start from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, confirmed before anything is booked.

How it works

A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, photograph what we find and make notes for the report. It normally takes between one and two hours for a house, and longer for a block or a building with several roofs. Older rural homes like those around Colthrop can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. First, we confirm the roofs and areas to be surveyed.
  2. Access to flats and the loft space is arranged with you in advance.
  3. The roofs are inspected from ground level, vantage points, the loft space and the roof where it’s safe.
  4. Every defect we find is photographed and given a priority where relevant.
  5. You get a written condition report to help plan maintenance.

How to prepare

  • Agree roof access with the managing agent if it is shared

How we price landlord roof surveys

Survey packages start from £150, inc. VAT. What you pay for your roof depends on:

  • Commercial roofs and larger buildings
  • Chimneys, valleys, parapets and other details
  • Which survey package you book
  • Height and safe access

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 with VAT included. We’ll tell you which package suits the questions you have.

Helping us price your survey

Before you get in touch, it helps to have:

  • What’s prompted the survey
  • Any stains, drips or damp patches you’ve seen indoors
  • Pictures from the garden or a window, if you have them
  • Where the property is, with the postcode

Landlord roof survey starts from £150, including VAT. What you pay depends on the roof’s size, access and the package, so call 07833 053749 or send us an email with the details.

DIY checks: what’s safe

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Landlord roof surveys around Colthrop

Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, and flat-roofed additions turn up almost everywhere. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. The wider area around Colthrop has a long history of building, with Shaw House about 3.5 miles west. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.

If you own one of the older houses in the streets near St Mary's Church, its roof may have old fixings, lead flashings and chimneys that need a closer look. For landlords with property near Thatcham station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Anyone responsible for a site like Francis Baily Primary School will know that a written record of a large roof helps plan work for the holidays rather than in term time.

Tips from our surveys

Getting the most from a landlord roof survey starts before we arrive and carries on afterwards. Tips:

  • Hold on to old reports to compare later
  • Ask your managing agent about lease terms
  • Keep roof surveys on a rolling plan
  • Put urgent roof work at the top of the list

You receive a written report with photos and recommendations, prioritised by urgency where relevant. We send it by email so you can share it with owners, agents or contractors.

Get gutters and roof outlets cleared at least once a year and include any valley or parapet gutters. Blocked gutters are a common cause of leaks into top-floor flats.

How the survey changes by roof type

Flat roofs on blocks and rear additions

Flat roofs are common over blocks, extensions and garages. Ponding, splits and blistering are recorded where we can see them safely.

Gutters and downpipes

Hidden gutters on larger buildings can send water indoors. We give them close attention.

What a landlord roof survey does not cover

No survey can tell you everything, and we’d rather be clear about that before booking. Keep these in mind:

  • Structural calculations or an engineer’s report
  • Parts of the roof we can’t safely see or access
  • Responsibility under a lease

Not sure which survey suits your roof? You can phone 07833 053749 or email us and we will tell you before booking. What a survey covers and does not.
