Fair Cross Landlord Roof Survey
Not sure what state the let or shared roof is in? You can book a landlord roof survey in Fair Cross and across West Berkshire, with plain-English findings.
- Ponding or splits on flat roofs
- Choked outlets and gutters
- Missing or loose roof coverings
Tips that help
A survey works best with a little help from you, before and after. Tips:
- Tell tenants when we’re coming
- File each roof report for future reference
- Keep roof outlets and gutters clear
- Keep the loft hatch clear and reachable
We don’t advise on leases or who should pay. Our report sets out the roof’s condition that everyone can refer to.
Act on urgent items in the report first and schedule the others. Left alone, minor faults normally get worse.
How a landlord roof survey works in Fair Cross
Our landlord roof survey gives you a clear picture of a roof’s condition, written up so you can plan. We work for landlords, letting agents, managing agents and freeholders, as well as residents’ and RTM management companies. You get a written report with photos and recommendations set out by urgency where relevant. It’s a roof survey, not a RICS Level 2 or 3 survey of the whole building. If you’re worried about failed flashings at walls and chimneys and missing or loose roof coverings, we can find out what’s behind it.
Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.
Most points in the report come with a picture, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

What you can safely check yourself
Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.
A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
Roofs, chimneys and gutters in Fair Cross
In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, with flat-roofed extensions, dormers and garages common everywhere. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first. The wider area around Fair Cross has a long history of building, with Stratfield Saye House about 0.7 miles south. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.
If you let a flat or house near Mortimer station, a roof report helps you deal with small faults before they turn into a call from a tenant. If you live in an older home near Church of St. Mary the Virgin, its roof may have old fixings, lead flashings and chimneys that need a closer look.

For landlords and managing agents
We survey roofs for letting agents and landlords as well as householders. A written report with photographs gives you a clear record of the let or shared roof.
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out by urgency where it matters, which helps with budgets and planning.
What we do, step by step
Every roof is different, but as a rough guide the survey takes roughly 1–2 hours for a house, and longer for a block or a building with several roofs. You’re welcome to ask questions while we are there. In a small place like Fair Cross, access is typically the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.
- We agree the roofs to be surveyed and what you need the report for.
- You arrange access to the loft and any flats we need.
- Each roof is checked from safe vantage points and inside where possible.
- We photograph defects and note how urgent they look.
- A written condition report follows to help you plan.

What we can’t see
In fairness, a roof survey has limits:
- Areas behind locked flats or blocked hatches
- Whether materials contain asbestos (a specialist asbestos surveyor’s job)
- The rest of the building, as a RICS Level 2 or 3 survey would
If in doubt, phone 07833 053749 or use the contact form and we’ll point you to the right survey. What a survey covers and does not.
What we look at
- Shared roofs
- Rented houses
- Converted houses
- Blocks of flats
- Gutters and downpipes
- Flat roofs on blocks
Common questions in Fair Cross
Does a conservation area affect roof work in Fair Cross?
The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.
I let a flat near Mortimer station. Can you check the roof?
Of course. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.
Do you climb onto every roof?
Not always. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where it applies let us see the rest, and the report records anything we couldn’t see.
Is this a RICS survey?
No. This is a survey of the roof only, and it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
Is Fair Cross in your area?
Yes. Our area covers London and South East England, Fair Cross included.
Can you tell me if my roof has asbestos?
No. We do not sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.
Will you fly a drone over my roof?
Where it helps and it is safe, yes. Whether we can fly on the day depends on the weather and the airspace rules. We hold a CAA Flyer ID and Operator ID.

How we price landlord roof surveys
What a survey costs depends on the time and equipment it needs. The main factors are:
- Height and safe access
- Which survey package you book
- The roof’s overall size
- Extensions, dormers and garages with roofs of their own
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you’d like to know.
What we need to know
Some details help us recommend the right survey and price. When you contact us, tell us:
- What kind of property and roof it is
- Anything about access we should know
- Any stains, drips or damp patches you’ve seen indoors
- Any deadline, like an exchange date
Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. Otherwise, simply phone 07833 053749 or drop us an email whenever suits you.
