What we cannot see

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Structural calculations or an engineer’s report
  • Roof areas we weren’t given access to
  • Legal advice on leases or service charges

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we’ll tell you. What a survey covers and does not.

What we look at

  • Gutters and downpipes
  • Converted houses
  • Flat roofs on blocks
  • Shared roofs
  • Blocks of flats
  • Rented houses

How a landlord roof survey works in Greenham

Roofs on let houses and blocks of flats are easy to forget until something leaks. Surveying the roof first helps you spot defects early so work can be planned, not rushed. You get a written report with photographs that you can keep with the building’s records. Many clients repeat the survey on a rolling basis to see how the roof is changing. If you are worried about standing water on a flat roof and worn ridges, hips and verges, a survey will tell you what’s going on, on converted houses, flat roofs on blocks and rented houses alike.

Somewhere as small as Greenham, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. We report on whatever is safely visible, and thatch is a specialist material. On older roofs, it is typically the chimneys and lead flashings that need work first.

Findings are set out part by part, from the main slopes down to the gutters and outlets, each with a short note and a photograph. You’ll see the good as well as the bad.

Roof by roof

Pitched roofs on houses and blocks

Most let houses and many blocks have pitched roofs of slate or tiles. We check coverings, ridges, hips, valleys and flashings where it is safe to see them.

Party-wall upstands and parapets

Parapet walls often hide gutters behind them. They’re checked where safe access allows.

DIY checks: what’s safe

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.

Surveys for landlords and agents in Greenham

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we’ll plan the visit with that in mind.

Letting agents can arrange access with tenants. Surveys run seven days a week, which can make access easier.

Before and after the survey

A little preparation and a few simple habits help. Some pointers:

  • Make leak reporting easy for tenants
  • Arrange flat access in advance
  • Have gutters and outlets cleared every year
  • Keep past survey reports with the building’s records

We do not advise on leases or who should pay. What we provide is an independent record of condition to help those discussions.

Get gutters and roof outlets cleared at least once a year and include any valley or parapet gutters. Many leaks into top flats start with a blocked gutter.

What happens on the day

Before we start, let us know why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. The visit usually takes roughly 1–2 hours at a typical home, with bigger or more complicated roofs taking longer. Older roofs in small places like Greenham can have low, tight loft spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. First, we confirm the roofs and areas to be surveyed.
  2. We confirm which flats and loft spaces we need to get into, and you arrange access.
  3. Each roof is checked as far as it can safely be seen, including from inside where possible.
  4. Every defect we find is photographed and given a priority where relevant.
  5. The report sets out condition and recommendations to help you plan.

Before we arrive

  • Make sure we can get to the back of the property
  • Keep pets out of the way during the survey
  • Mention any parking restrictions on your street

Greenham: your questions answered

Do you survey roofs for landlords with property near Newbury Racecourse station?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just call 07833 053749 or send us an email with the details.

Is my home in Greenham listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

Will you inspect a roof that several owners share?

Yes. We survey what we can access and see safely. Areas we couldn’t see are noted as well as what could.

Is the report suitable for a maintenance plan?

Yes, that’s one of the main reasons clients book. A repeat survey later shows how the roof has changed, which suits a rolling plan.

How long will you be at the property?

That depends on the size and shape of the roof; most visits take an hour or two for most houses, with bigger or more complicated roofs taking longer. The report is sent afterwards by email.

Is it the same as a RICS Level 2 or Level 3 survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Can you survey a shared roof?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we’re allowed to reach.

Roofs, chimneys and gutters in Greenham

In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. With Shaw House about 1.9 miles north, Greenham sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.

The streets around a church like Church of St Mary are frequently among the oldest in a place, and if you own one of the older houses nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. If you let a flat or house near Newbury Racecourse station, a dated record of the roof is useful when planning maintenance across a let. Trees in and around Sandleford Priory shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall.
