Landlord roof surveys for homes and businesses in Upper Bucklebury
Getting into every part of a building takes planning. We may need to get into the loft space and some or all of the flats, so tenants or leaseholders need notice. You or your agent arrange access, and we confirm what we need when booking. Any part we couldn’t reach is noted in the report. We’re often asked to look into worn ridges, hips and verges and flashings that have come away, across converted houses, rented houses and shared roofs.
Some older homes in villages like Upper Bucklebury are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.
The report is written in plain words, so you don’t need to be a roofer to follow it. Photographs show what each point refers to.

Upper Bucklebury: your questions answered
Is my home in Upper Bucklebury listed or in a conservation area?
The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.
Do you cover smaller places like Upper Bucklebury?
Yes, Upper Bucklebury is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
Can you survey a shared roof?
Yes. A shared roof needs access agreed first, with the building owner or managing agent. Mention it when you get in touch and we’ll plan the survey around it.
Can you survey in bad weather?
It can, depending on the survey. Drones can’t fly safely in strong wind or heavy rain, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions are not right, we’ll talk to you about another date.
How experienced are you?
Over 20 years and more than 5,000 surveys, across London and South East England.
Does someone need to be in?
Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you as you book.
Can you survey a shared roof on a terrace or converted house?
Yes. We inspect the parts we are given access to, as far as they can safely be seen. Areas we couldn’t see are noted as well as what could.

How it works
There is not much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll get on with the inspection. A typical survey takes between one and two hours for a house, and longer for a block or a building with several roofs. For a village or hamlet like Upper Bucklebury, the journey is planned ahead of time: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect what can be seen safely, inside and out.
- First, we confirm the scope and the purpose of the report.
- Access to flats and the loft space is arranged by you or your agent.
- We inspect each roof as far as it can safely be seen.
- Every defect is photographed and its urgency noted where relevant.
- A written condition report follows to help you plan.
Getting ready for the survey
- Clear the way to the loft hatch
- Have any questions written down, so nothing gets missed
- If you are buying, check with the agent that we can get in

Surveys for landlords and agents in Upper Bucklebury
If the property is let, the agent or a tenant can let us in, at a time agreed beforehand. We survey on weekdays and at weekends, which can make access easier.
Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.
Before and after the survey
Getting the most from a landlord roof survey starts before we arrive and carries on afterwards. Tips:
- Get legal advice on lease responsibilities
- Deal with urgent items first
- Book gutter clearing at least once a year
- Tell tenants when we are coming
Many clients use the report as the basis for a maintenance plan. You can start with the urgent items and plan the rest over time.
Keep the roof space accessible so the roof can be checked from inside. Stored items over the hatch make checks harder.
When to book a survey in Upper Bucklebury
A tenant reporting damp or a stained ceiling is a common reason to book. The survey helps show whether the roof, gutters or flashings are involved, as far as can be seen.
Here are some of the things we see frequently:
- Splits and blisters in flat roof coverings
- Blocked gutters over flats
- Slipped or missing slates and tiles
- Cracked or lifting flashings
If your house is among the older ones in the streets near All Saints, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.
Before you book any roof surveyor
- Will the report include photos?
- Whether VAT is in the quoted price
- What insurance they carry
- Do they have a CAA Flyer ID and Operator ID for drone work?
What a landlord roof survey does not cover
Every survey has limits, and we’d rather be clear about that before booking. Keep these in mind:
- Roof areas we weren’t given access to
- Structural calculations or an engineer’s report
- A full building survey of every part of the property
If you are not sure which survey you need, phone 07833 053749 or use the contact form and we’ll give you a straight answer before you book. The full list of what we check.
What we look at
- Blocks of flats
- Gutters and downpipes
- Converted houses
- Shared roofs
- Flat roofs on blocks
- Rented houses
Can I check my roof myself?
A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
Local roofs in Upper Bucklebury
In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, and flat-roofed additions turn up almost everywhere. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. Shaw House, about 4 miles west, is one of the historic houses in the wider area around Upper Bucklebury. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.
If you own a rental within reach of Thatcham station, a dated record of the roof is useful when planning maintenance across a let. If you look after a building like Bucklebury C.E. Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
