Landlord roof survey in Aldermaston: what you get

A roof condition report helps you plan maintenance and set budgets. It shows what needs attention now and what can be planned for later based on what can be seen. It doesn’t give repair costs, but it gives contractors a clear brief to price from. Urgent defects are flagged clearly, so you can act on them first and plan the rest over the coming years. We survey gutters and downpipes, flat roofs on blocks and blocks of flats, and the problems we’re asked to look at most are splits and blisters in flat roof coverings and slipped or missing slates and tiles.

In a village or hamlet like Aldermaston, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s normally the chimneys and lead flashings that need work first.

Every survey ends with a written report, with photographs, sent by email. It explains the condition of the let or shared roof, the defects we found and what we recommend.

Why get it checked now?

A contractor’s quote tells you what they propose to do. A survey gives you an independent view of the roof before you commission work, so you can compare quotes on the same basis. In a place like Aldermaston, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. What your roof costs depends on its size, access and what you want to find out.

Before and after the survey

Over many surveys, some simple habits stand out:

  • Deal with urgent items first
  • Don’t wait for a leak to survey the roof
  • Make leak reporting easy for tenants
  • Hold on to old reports to compare later

If you need to share the findings with leaseholders or a board, the photographs help. The report is written in plain language.

Regular roof checks beat waiting for a leak. Many landlords and agents survey their roofs on a rolling basis with gutters cleared every year.

Aldermaston homes and their roofs

Before planning roof work on an older home, find out whether it’s listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, and flat-roofed additions turn up almost everywhere. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

For site and facilities teams at buildings like Aldermaston C.E. Primary School, a written record of a large roof helps plan work for the holidays rather than in term time. Landlords with a home close to Aldermaston station may find that a dated record of the roof is useful when planning maintenance across a let.

Different roofs, different checks

Pitched roofs on houses and blocks

Slipped slates on older roofs can point to corroded nails. We note what we can see.

Gutters and downpipes

Valley and box gutters on blocks can overflow inside. They’re an important part of the survey.

Signs you need a landlord roof survey in Aldermaston

A single building may have pitched roofs, flat roofs and rear additions. Each wears differently and the smaller roofs are easy to forget.

These are some of the problems a survey can pick up:

  • Flashings that have come away
  • Slipped or missing slates and tiles
  • Leaking joints at party walls
  • Cracked or leaning shared chimneys

If your house is among the older ones in the streets near Church of St Mary the Virgin, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Questions to ask before booking

  • How long the report takes to arrive

What a good roof survey covers

How we price landlord roof surveys

Every roof is different, so prices are confirmed before booking. These are the things that affect it:

  • The type of building, from a house to a block or an office
  • Roof area
  • How many separate roofs there are, such as extensions, dormers and garages
  • Which survey package you book

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You will know the figure before booking.

Booking your survey

Before you get in touch, it helps to have:

  • The type of building and roof, like pitched or flat
  • Any marks or damp showing indoors
  • Your timetable, such as an exchange date
  • What’s prompted the survey

We confirm the price for your survey before booking, so you know where you stand. Our price is from £150, including VAT. To book, ring 07833 053749 or email us.

Questions from Aldermaston

Do you cover smaller places like Aldermaston?

We do. Villages and rural addresses get the same survey as a town house.

Does a conservation area affect roof work in Aldermaston?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Will you inspect a roof that several owners share?

Yes. We inspect the parts we are given access to, as far as they can be seen safely. Areas we couldn’t see are noted in the report.

How experienced are you?

Over 5,000 surveys so far, over more than 20 years, with 98% customer satisfaction.

Do you survey on Saturdays and Sundays?

We survey seven days a week: weekdays, Saturdays and Sundays. Let us know which days suit you as you book.

Do I have to be there for the survey?

If the survey includes the loft or the inside of the building, someone needs to let us in. We will talk about access when you book.

What insurance do you have?

We are covered by professional indemnity and public liability insurance, for every survey we carry out.

What we do, step by step

Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. The whole visit usually takes between one and two hours for a single let house, with blocks of flats taking longer. Rural addresses near Aldermaston can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. We start with what you know about the building and its history.
  2. We let you know which flats and hatches we need to reach.
  3. The roofs are inspected from ground level, vantage points, the loft space and the roof where safe.
  4. The report records areas we couldn’t access.
  5. Findings and recommendations are set out with photographs.

Getting ready for the survey

  • Check pets are kept safely away
  • Show us where any leaks or stains appear
  • Make sure the loft hatch can be reached
