Pre-purchase roof surveys in Aldermaston

How the survey changes by roof type

Natural slate

On a slate roof, the underlay may be old bitumen felt, or there may be none at all on very old roofs. From inside the roof space, we report what we can see of it.

Lead flashings and valleys

Many leaks start at a flashing, so they get close attention in a pre-purchase survey. We photograph any that need work.

How a pre-purchase roof survey works in Aldermaston

If you’re buying a flat, the roof may well be shared. Depending on the lease, roof repairs may fall to the building owner or a management company. We look at as much of the roof as access safely allows, and the report gives you clear points to raise with your solicitor or the managing agent. Where the building has a flat roof, it’s checked as far as access allows. If you are worried about old water stains in the roof space and a ridge or slope that dips, we can find out what’s behind it.

Some older homes in villages like Aldermaston are listed or sit in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. For a buyer or someone with a newly finished roof, it’s worth knowing which applies, as well as what condition the roof is in. England has around 10,000 conservation areas and about 500,000 listed buildings.

After the visit, you get a photo-illustrated written report, emailed to you. It explains the condition of the roof, the defects we found and what we recommend.

Buying a home or a new roof in Aldermaston

Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, with flat-roofed extensions, dormers and garages common everywhere. For a purchase or a newly finished roof, the materials decide which details matter most.

For landlords with property near Aldermaston station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full. The streets around a church like Church of St Mary the Virgin are often among the oldest in a place, and if your house is among the older ones nearby, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

Aldermaston is about 2 miles north of Tadley, in West Berkshire. Whether the building in Aldermaston is a house, a flat or a commercial unit, we can survey the roof on a weekday or at the weekend. Honest limits

Without opening up the roof, some things stay hidden, so a survey has limits:

  • The condition of the rest of the house (that is a RICS home survey)
  • Structural calculations (that’s a structural engineer’s job)
  • Confirmation of asbestos in cement sheets or soffits

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we’ll tell you before booking. What a survey covers and does not.

What affects the price in Aldermaston

The price reflects the time and kit the roof needs. The main factors are:

  • Building height and the viewpoints available
  • Features like valleys, chimneys, dormers and parapets
  • Whether you choose the Basic, Standard or Premium Survey
  • The roof’s overall size

Our price is from £150, including VAT. The final price depends on how big and how high the roof is, access and the package you choose.

What we need to know

A little information up front helps. It helps to include:

  • The kind of building and roof involved
  • Anything about access we should know
  • The address and postcode of the property
  • Any photos you have, taken from ground level or a window

We confirm the price for your roof before you book, so you know the cost up front. Pre-purchase roof survey starts from £150, including VAT. To book, call 07833 053749 or send us an email.

Should I look at the roof myself first?

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

FAQs for Aldermaston

Do you cover smaller places like Aldermaston?

Yes, Aldermaston is covered. Our area covers London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

Does a conservation area affect roof work in Aldermaston?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Do you use drones?

Where it’s applicable and safe, yes. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

Do I need a roof survey if I’m having a RICS survey?

It depends on the roof and how confident you want to be. Home surveys sometimes suggest a closer look at the roof, and that’s where a roof survey helps. It is not a replacement for a RICS survey.

Do you survey roofs on blocks of flats?

Yes. Shared roofs just need a little more planning. Mention it when you get in touch and we’ll explain what’s needed.

Do you go up on the roof?

Only where it’s safe. We also inspect from ground level, upper windows and the roof space.

Will the roof report help me negotiate with the seller?

Yes. You might ask for work to be done, ask questions or ask for a change to the price. The outcome is between you and the seller, so we cannot promise any saving.

Rented homes, blocks and businesses

Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.

Letting agents frequently book on a landlord’s behalf, and the report can go to both. Access is agreed with the tenant in advance.

What we do, step by step

We don’t take risks to get a closer look. Everything that can be seen safely is inspected, and if part of the roof cannot be seen, the report says so. Most visits take about 1–2 hours at a typical home; commercial roofs usually need 3–4 hours. Rural addresses near Aldermaston can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. Once your offer is accepted, you tell us the address and when you hope to exchange.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. We start outside, looking at the roof from ground level and from vantage points.
  4. Inside, we check the loft space and look at the roof from windows.
  5. You get a photo-illustrated written report and recommendations before you exchange.

Getting ready for the survey

  • Move anything stored under the loft hatch
  • Let us know about parking before the day
  • Keep pets in another room
