Independent pre-purchase roof surveys in Old Warren

Pre-purchase roof survey in Old Warren

Some roofs cannot be seen well from ground level or from windows. The Premium Survey adds thermal imaging, plus a drone inspection where applicable, and the report arrives the same day. If airspace rules or the weather rule out a flight, we’ll say so and look from ground level, windows and the loft instead. We are often asked to look into a ridge or slope that dips and flashings that have lifted or split, across flat-roofed extensions and dormers, gutters and downpipes and chimney stacks.

Being in a small place like Old Warren makes no difference to the inspection itself: it just means planning the journey and access beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at as you book, so the visit can be planned around them. Buyers and owners of new roofs get the same approach as anywhere. Weekday and weekend visits are both available.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

For landlords and managing agents

Letting agents often book on a landlord’s behalf, with the report sent to whoever needs it. We agree a time with the tenant beforehand.

We also survey roofs for businesses and commercial landlords. Bigger roofs take more time.

What we look for on each type of roof

Flat roofs

A flat roof that has been coated over several times may hide problems underneath. We record what we can see and say where a closer look is needed.

Clay and concrete tiles

Concrete interlocking tiles are common on post-war and newer homes. They’re heavy and hard-wearing, but they weather and can crack.

How it works

It helps to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. Most visits take an hour or two at the house you’re buying, depending on its size and how much of the roof can be seen. Older rural homes like those around Old Warren can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely, and anything we cannot see is noted.

  1. Once your offer is accepted, you let us know the address and when you hope to exchange.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. We start outside, looking at the roof from the ground and from vantage points.
  4. We then look from upstairs windows and inside the loft where it’s safe.
  5. You get a photo-illustrated written report and recommendations before you exchange.

Before we arrive

  • Tell us where we can park nearby
  • Have keys ready for side gates, garages or roof access doors
  • If it isn’t your property yet, arrange access through the agent

What a survey costs

To price your survey, we look at:

  • House, block, shop or office
  • Roof area
  • Extensions, dormers and garages with roofs of their own
  • The height of the building and how the roof can be seen safely

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Prices start from £150, including VAT.

What we need to know

These details help when you get in touch:

  • Anything about access we should know
  • What’s prompted the survey
  • Any deadline, such as an exchange date
  • Pictures from the garden or a window, if you have them

Every survey is priced before it’s booked, so you know where you stand. Pre-purchase roof survey starts from £150, including VAT. To book, phone 07833 053749 or drop us an email.

Should I look at the roof myself first?

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.

What you can’t do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where it applies.

Local roofs and buyers in Old Warren

With The Vyne about 4.8 miles south, Old Warren sits in an area with a long building history. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.

Take an older house close to The Parish Church of St.Saviours: the roof may have had decades of patch repairs, and the survey shows where they are. For landlords with property near Aldermaston station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

Common questions in Old Warren

Is Old Warren within the area you cover?

Yes, Old Warren is covered. We survey roofs across London and South East England, and smaller places are part of that. Longer journeys are simply planned ahead of time.

Do you carry out roof surveys in Old Warren?

We do. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

Will you need to get into the loft?

Ideally, yes. We look in the loft space where there’s safe access, and upstairs windows give useful views. Access is typically arranged through the agent or seller.

At what stage of buying should I get the roof surveyed?

Once your offer has been accepted, and before exchange. That way you can still act on what we find.

Can you inspect my roof with a drone?

Yes, where it’s applicable. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We are a CAA-registered drone operator.

How soon is the report ready?

It depends on the package: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Tell us your exchange date and we’ll help you choose.

What insurance do you have?

Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.

Tips from our surveys

From years of surveys, a few habits stand out:

  • Find out whether the roof has been replaced or patched
  • Tell us your exchange date when booking
  • For a flat, check who is responsible for the roof
  • Book once your offer is accepted

Your report arrives by email, with photos of what we found. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Each defect is explained in plain words, with recommendations prioritised by urgency where relevant.

Look in the loft now and then, with care and a good torch. Watch for stains, damp timbers and chinks of daylight. Take photos so you can show whoever looks at it.
