Theale questions

How do I find out if my home in Theale is listed?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

Will you come out to Theale?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Can you survey a shared roof?

Yes, once whoever controls the roof agrees access. We look at the parts we are given access to, and the report makes that clear.

Do you need to get into the loft?

If there is a loft and safe access to it, yes. The loft space can show things the outside cannot, such as damp timbers, staining or daylight.

Does a roof survey replace a structural engineer?

No. Where we see something that needs a structural engineer, the report says so. We don’t provide structural calculations.

How much is a survey?

Roof survey starts from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, with VAT included.

Which days do you carry out surveys?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Tell us which days suit you as you book.

Roof surveys for homes and businesses in Theale

A roof survey tells you what condition your roof is in, before small faults become big ones. We check the coverings, the ridges and hips, the valleys and flashings, the chimneys and the gutters, along with the loft where it is safe to get in. The report sets out what we found, with photos and recommendations. Where it helps, we say which items are urgent and which can wait. Typical surveys look at leaning or weathered chimney stacks and worn lead at chimneys and abutments, on flat roofs, the roof space and natural slate.

Around Theale, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Once gutters and outlets block, water spills over and soaks the walls. A report spots that kind of slow problem before it becomes damp inside. Plants growing from a gutter or moss on the tiles are signs worth noting from ground level.

The report works through the roof section by section, from the main slopes down to the gutters and outlets. You’ll see the good as well as the bad.

Can I check my roof myself?

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey.

Surveys for landlords and agents in Theale

If the property is let, the agent or a tenant can let us in. We survey on weekdays, Saturdays and Sundays, which helps when tenants work during the week.

Businesses and commercial landlords can book us too, including offices, shops and units. Bigger roofs take more time, so they’re priced to suit.

How the survey changes by roof type

Concrete interlocking tiles

Many post-war houses have concrete interlocking tiles. They last well, but their surface erodes slowly, and they can crack.

Lead flashings and valleys

Lead flashings seal chimneys, walls and abutments. Lifted, split or slipped lead is recorded, and for flashings replaced with mortar or bitumen.

Roof surveys around Theale

Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.

Homes near green spaces such as Calcot Park can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching. Take an older house close to Church of the Holy Trinity: its roof may have old fixings, lead flashings and chimneys that need a closer look. Mapledurham House lies about 3.8 miles north-east, so building around Theale goes back a long way. Older roofs nearby often mix original materials with later repairs, and the survey shows where each one is.

What a roof survey doesn’t cover

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Structural calculations (that’s a structural engineer’s job)
  • Asbestos testing of any kind
  • A full building survey of the property

If in doubt, phone 07833 053749 or email us and we will suggest the right survey before you book. What a survey covers and does not.

What this survey covers

  • Flat roofs
  • Clay and concrete tiles
  • Ridges, hips and valleys
  • Lead flashings
  • The roof space
  • Natural slate
  • Chimney stacks

What affects the price in Theale

Prices always include VAT. The things that change the price are:

  • The roof’s overall size
  • Which survey package you book
  • Extensions, dormers and garages with roofs of their own
  • If the survey needs thermal imaging or a drone

Prices start from £150, inc. VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both including VAT. You will know the price for your roof before booking.

Helping us price your survey

Here’s what helps us most when you contact us:

  • Any deadline, such as an exchange date
  • Your postcode, so we can check access and travel
  • Why you want a survey: buying, a leak, a storm or new work
  • Where any leaks, stains or damp patches show inside

Our price is from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can call 07833 053749 or drop us an email to find out.

What we do, step by step

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect roughly 1–2 hours at most homes, and longer for a large or complex roof. Being in a smaller place like Theale does not change how the visit works: we look from the ground, from windows, from the loft and from the roof where it’s safe. Point out any stains, cracks or loose pieces you’ve spotted.

  1. You pick the package that suits your roof.
  2. We arrive at the agreed time and talk through any concerns.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Extra checks are carried out where your package includes them.
  5. The report is emailed with findings and recommendations.

Preparing for the visit

  • Have any paperwork from past roof work to hand
  • Check the loft hatch can be reached
  • Note where any stains or damp appear
