Roof survey in Wokefield: what you get

Everything we check, we check safely: from ground level, from windows, from the roof space and from the roof where conditions allow. The Premium Survey adds thermal imaging and, where applicable, a drone, which helps with tall or steep roofs. All we need from you is access to the property and the loft. Everything we see is photographed for the report. We survey chimney stacks, clay and concrete tiles and ridges, hips and valleys, and common reasons people get in touch are blocked, sagging or leaking gutters and crumbling chimney pointing or cracked flaunching.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are frequently where weather gets in first.

The written findings come by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Common roof problems in Wokefield

A chimney stack takes more weather than almost any other part of a roof. Pointing erodes, flaunching cracks and pots work loose. Water that gets into a stack can show up as damp in the rooms below.

Things that often lead to a survey include:

  • Loose ridge or hip tiles
  • Lifted, split or missing lead flashings
  • Slates or tiles that have slipped or broken
  • Worn or blocked valleys

Anyone responsible for a site like The Willink School will know that large buildings have long gutter runs and big roofs that need checking like any other.

What to check before booking

  • How soon the report will arrive
  • What the survey will not cover
  • Is VAT included in the price?
  • Are they insured for the work?

Wokefield questions

How do I find out if my home in Wokefield is listed?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Do you survey roofs for landlords with property near Mortimer station?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can phone 07833 053749 or drop us an email with the address and what you need, and we will talk through which survey suits.

Do you go up on the roof?

Where it is safe, yes. Much of the survey is done from ground level, upper windows and the roof space. The Premium Survey adds a drone where applicable.

What does a roof survey cost?

Prices start from £150, including VAT. The final figure depends on the roof and the package you choose.

How long will you be at the property?

On site, it usually takes about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Is a roof survey the same as a structural survey?

No. We report on the roof’s condition, and Standard and Premium include structural checks. It does not include structural calculations, which need an engineer.

Do you test for asbestos?

No. Asbestos was banned in UK construction in 1999, so older buildings may have it. Our report notes any materials that might, and recommends a specialist asbestos surveyor looks at them.

Checking the roof from the ground

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

What a roof survey looks like in Wokefield

Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, and flat-roofed additions turn up almost everywhere. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Stratfield Saye House, about 3.4 miles south, is one of the historic houses in the wider area around Wokefield. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

If you own a rental within reach of Mortimer station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

What we look for on each type of roof

Natural slate

Slate is one of the most durable roof coverings, but its nails often corrode first. Slipped, cracked and missing slates are all noted.

Lead flashings and valleys

Flashings close the joints where a roof meets a wall or chimney. We check for lead that has lifted, split or slipped, and for flashings replaced with mortar or bitumen.

Why get it checked now?

Roof faults rarely stay the same size. One slipped slate lets water reach the battens and underlay, and damp timber slowly weakens. Catching it early means less to put right. Outbuildings and barns around Wokefield are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.

Our price is from £150, including VAT. What you pay depends on the size and height of the roof, access and the package you choose.

Tips from our surveys

A survey works best with a little help from you, before and after. Tips:

  • Check the roof from the ground after storms
  • Make sure we can open the loft hatch
  • Mention any flat roofs as well as the main roof
  • File the report with your home documents

Standard includes a follow-up consultation to talk the findings through, and the Premium Survey includes an in-person consultation. It’s a chance to ask questions about anything in the report.

Have gutters and valleys cleared regularly, particularly after autumn. Use a gutter contractor rather than climbing a ladder yourself. Most overflow damage starts with a blocked gutter.

What we do, step by step

We look at the roof from outside and, where it’s relevant and there is safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey normally takes about 1–2 hours at most homes, with bigger or more complicated roofs taking longer. Rural addresses near Wokefield can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. We start by hearing what you’d like checked and why.
  2. A visit is booked for a weekday or a weekend.
  3. The roof is inspected from the ground, windows, the loft and the roof itself where it’s safe.
  4. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
  5. Your report arrives by email, with recommendations prioritised by urgency.

Before we arrive

  • Leave side gates unlocked
  • For a flat or shared roof, check access with the building owner or managing agent
  • Clear the way to the loft hatch
