How a roof survey works in Fair Cross

Across London and South East England, roofs differ widely. If your home is a Victorian terrace, it may have Welsh slate, a butterfly roof and parapet gutters, while many post-war homes have concrete interlocking tiles. Whatever yours has, the survey is adapted to it. Older tiled homes may have clay plain tiles, and many homes have a flat-roofed extension too. Every part gets the attention it needs. If you are worried about leaking gutter joints and downpipes and loose chimney pots, a survey will tell you what’s going on, whatever the roof.

Some older homes in villages like Fair Cross are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.

Nothing in the report is left vague: where something needs attention, it says so plainly, and where it can wait, that is said too.

What we do, step by step

Photos are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. Most surveys take between one and two hours at most homes, while a commercial roof takes nearer three to four hours. Cottages and farmhouses around Fair Cross frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. We start by hearing what you’d like checked and why.
  2. We arrange a day that suits you, including weekends.
  3. We check the roof from each safe vantage point, inside and out.
  4. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
  5. We email a report with photos and recommendations.

Advice

Different roofs, different checks

Flat roof coverings

Standing water, blisters and splits all point to wear. We also look at the edges, upstands and outlets.

Concrete interlocking tiles

Mortar at ridges and verges frequently cracks on tiled roofs. Loose ridges and gaps in the mortar are recorded, as wind can lift them.

Roof surveys around Fair Cross

Stratfield Saye House, about 0.7 miles south, is one of the historic houses in the wider area around Fair Cross. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. If your survey includes the drone, the flight is checked against the Drone Safety Map first.

If you own a rental within reach of Mortimer station, the gap between tenancies is a good time to have the roof looked at. If you own one of the older houses in the streets near Church of St. Mary the Virgin, old fixings, lead flashings and tall chimneys are typical of older roofs.

What a roof survey doesn’t cover

To be straight with you, a roof survey has limits:

  • Asbestos testing of any kind
  • What’s under the slates, tiles or felt
  • A promise that the roof won’t leak in future

Common questions in Fair Cross

Do you survey roofs for landlords with property near Mortimer station?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just ring 07833 053749 or drop us an email with the details.

Does a conservation area affect roof work in Fair Cross?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

How long does a roof survey take?

On site, it usually takes between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Can you survey in bad weather?

Light rain is normally fine; heavy rain and wind are different. High wind or heavy rain can make access unsafe and ground a drone, so we’d move the date with you.

Do you carry out surveys on Saturdays and Sundays?

We carry out surveys on weekdays and at weekends. To arrange a date, phone 07833 053749 or send us an email.

How many surveys have you done?

Over 5,000 surveys so far, over more than 20 years, and 98% of customers are satisfied.

Can you tell me how long my roof will last?

We don’t give a number of years. We describe the condition of each part of the roof and how it’s wearing, and we say what needs attention and how urgently.

Rented homes, blocks and businesses

If you own several properties, you can book surveys for several addresses. To discuss a number of properties, phone 07833 053749 or send us an email with the addresses.

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on.

How we price roof surveys

To price your survey, we look at:

  • The shape of the roof and its details
  • The type of building, from a house to a block or an office
  • The roof’s overall size
  • Basic, Standard or Premium

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before booking.

Before and after the survey

A little preparation and a few simple habits help. Our tips:

  • Have details of recent roof work to hand
  • Leave roof access to professionals
  • Check the roof from the ground after storms
  • Hold on to the report for future surveys

The recommendations are prioritised by urgency where relevant. Some faults need dealing with soon, while others can wait for planned work. That helps you decide what to do first.

Have the roof surveyed every few years, and after major storms. Regular checks catch problems while they’re small. Each report gives a record to compare against.
