Rented homes, blocks and businesses

We survey roofs for landlords and letting agents as well as homeowners. The report gives you a dated record of the roof, with photographs.

Letting agents frequently book on a landlord’s behalf, and the report can go to both. Access is agreed with the tenant ahead of time.

Roof survey in West End Green: what you get

Good roofs last decades, but their parts wear at different rates. Natural slate can last 100 years or more, and clay and concrete tiles commonly 50 years or more, yet nails, battens and underlay often fail first. We tell you which parts are ageing and which are sound. That lets you plan work in good time rather than after a leak. We are frequently asked to look into loose chimney pots and water stains on rafters and ceiling joists, across natural slate, flat roofs and the roof space.

Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

West End Green: your questions answered

Will you come out to West End Green?

Yes, West End Green is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Is my home in West End Green listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

How long have you been surveying roofs?

We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and the South East.

What does a roof survey include?

Every part of the roof we can safely see: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Higher packages add moisture detection, structural checks, thermal imaging and a drone where it applies.

Do you survey on Saturdays and Sundays?

We carry out surveys on any day of the week. To arrange a date, phone 07833 053749 or use the contact form.

How long will you be at the property?

It usually takes about 1–2 hours for most homes, depending on how many separate roofs there are. Report times depend on the package.

Does the weather affect the survey?

Light rain is normally fine; heavy rain and wind are different. In strong wind or a downpour, a drone cannot fly and access may not be safe, so we’d move the date with you.

Roof by roof

Lead flashings and valleys

Lead flashings seal chimneys, walls and abutments. Lifted, split or slipped lead is recorded.

Clay plain and peg tiles

Clay tiles commonly last 50 years or more. Slipped, cracked and missing tiles are recorded, and for spalling where the surface has flaked.

What a roof survey doesn’t cover

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • An exact number of years the roof has left
  • A structural engineer’s report

If in doubt, ring 07833 053749 or email us and we will point you to the right survey. The full list of what we check.

What this survey covers

  • Flat roofs
  • Natural slate
  • The roof space
  • Ridges, hips and valleys
  • Lead flashings
  • Clay and concrete tiles
  • Chimney stacks

How it works

The visit has one job: to look at the roof as closely as is safe and record what we find. Notes and photographs go into the written report. The visit usually takes about one to two hours for most homes, depending on how many separate roofs there are. Somewhere like West End Green needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it is safe.

  1. We start with the property details and any concerns.
  2. We agree a date, including weekends if that suits you.
  3. We look at the roof from each safe vantage point outside.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. We email a written report with photos and recommendations.

Before the survey

  • Dig out any old roof reports or invoices
  • Note where any stains or damp appear
  • Let us know where we can park nearby

Before and after the survey

A survey works best with a little help from you, before and after. Tips:

  • Watch for slipped slates after bad weather
  • Photograph stains when they appear
  • Clear the loft hatch area before we arrive
  • Keep the report with your property records

Your report arrives by email. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Findings are explained in plain words, with recommendations.

Keep the roof space ventilated. Condensation builds up when air can’t move, and it can wet timbers and insulation. Keep insulation clear of eaves vents.
